22.01.2022 MARKET UPDATE | The last auction weekend of March was a big one, with over 1,500 auctions scheduled in Melbourne. In fact, Domain figures show that it was the busiest auction day since March 2018, and its third-biggest auction day on record! Domain's Dr Nicola Powell said that the large volume of auctions "shows the market is returning to normal seasonal dynamics" just five months after Melbourne emerged from its second lockdown. Figures released earlier this month support ...this observation, showing that Australian house prices grew by 2.1 per cent in February, the biggest month-on-month gain in 17 years. Dr Powell further commented that the high volume of auctions over the weekend would be "a real test to see if there are enough buyers in the market to absorb the high level of auctions occurring". It certainly seems that the market passed the test and there are still plenty of buyers in the market, with the Real Estate Institute of Victoria [REIV] recording a clearance rate of 85 per cent. The Fletchers Group was thrilled to achieve a third consecutive weekend with a clearance rate of above 90 per cent. Domain reports that a high clearance rate points to strong price growth - an auction clearance rate of 70 per cent is usually correlated with annual price growth of about 10 per cent. We saw several properties attract multiple bidders, including the luxurious home at 5 Naples Street in Box Hill South, with Stefan Cook, Partner & Auctioneer, CAR - REIV fielding bids from seven parties hoping to call the exceptionally designed property home! The crowd and bidding pool was also impressive at the auction of 2 Devitt Court in Glen Waverley, where eleven bidders competed for the spacious family home. There was not much rest over the weekend for Tim Heavyside, Director & Auctioneer and his team, who sold two more homes under the hammer after what was already and busy successful day on Saturday. The Easter weekend will see the property market take an expected break due to the long weekend. With low interest rates and the easing of credit by banks, strong activity is set to resume straight after, with many auction bookings scheduled over April. There are also five auction weekends available in May, which we expect will be another bumper month for the property market after such a robust start in the first quarter of 2021. 11.01.2022 MARKET UPDATE | The real estate industry has welcomed news that private one-on-one inspections have now resumed for residential property in metropolitan Melbourne, with Premier Daniel Andrews having made the announcement on Sunday 27th September. ‘Relaxing of the restrictions that have stopped Victorians buying, selling or leasing their property will see a slow and gradual return to real estate transactions in Melbourne. This will be an enormous relief to buyers, sellers a...nd renters alike, many of whom have been suffering severe financial and emotional stress over the past few weeks,’ a media release from the REIV stated. ‘For our customers, it’s really fantastic. It will help those people who are in really tough circumstances,’ one agent remarked. While we await further information from the government regarding this update, Fletchers understands that private inspections will be limited to 15 minute increments. Buyers and tenants from metropolitan Melbourne are permitted to travel outside of their 5km radius to inspect a property, but are not permitted to travel to Regional Victoria to do so. 10.01.2022 MARKET UPDATE | As more COVID-19 restrictions were eased in Victoria over the weekend, the latest data from the Real Estate Institute of Victoria has revealed the state’s lowest days on market since 2009. With the average Victorian home spending just 33 days on market, Real Estate Institute of Victoria [REIV] President, Leah Calnan, says that ‘the Victorian real estate market is starting to shine post COVID-19 restrictions, with homes across the state taking less time to sel...l’. Comparatively, homes in metropolitan Melbourne are currently selling within just 25 days on market, a huge comeback after a sluggish average of 71 days on market in September. ‘Days on market is a strong indicator of buyer’s desire. Competition between buyers is heating up, and people aren’t waiting to purchase the property they want,’ she said. Starting from this week, ‘indoor real estate inspections will be able to open to a maximum of 20 people, subject to density limits, while outdoor auctions can include up to 50 people from any number of households,’ as reported by ABC News.

07.01.2022 MARKET UPDATE | Victoria’s road to recovery has seen demand flooding back to the market this month, setting up for a solid start to the New Year. According to CoreLogic Australia, housing values rose across every capital city in November, with property prices set to surpass their pre-COVID highs early next year. ‘If housing values continue to rise at the current pace, we could see a recovery from the COVID downturn as early as January or February,’ CoreLogic’s Head of Res...earch, Tim Lawless, remarked. Another positive trend coming out of lockdown has been the sharp rise in activity from first-home buyers, with many reports that both couples and singles have used this time to boost their savings and secure themselves a house deposit. ‘The biggest thing I’ve seen this year with Victoria’s lockdown has been the ability, especially among first-home buyers, to be able to put money away into their house deposit savings. I’ve had a lot of clients who were hoping to be able to save enough to buy something later this year or next year. But with the extra savings they’ve made during lockdown, they’ve been able to bring that forward a bit,’ said Sarah Thompson of Loan Market Geelong.
