23.01.2022 HomeBuilder Extension - 29 Nov 2020 The Federal government has announced an extension to the HomeBuilder program to 31 Mar 2021. Changes to the HomeBuilder program include:... A $15,000 grant for building contracts (new builds and substantial renovations) signed between 1 January 2021 and 31 March 2021, inclusive. An extended deadline for all applications to be submitted, including those applying for the $25,000 grant and the new $15,000 grant. Applications can now be submitted up until 14 April 2021 (inclusive). This will apply to all eligible contracts signed on or after 4 June 2020. An extension to the construction commencement timeframe from three months to six months for all HomeBuilder applicants. This will apply to all eligible contracts signed on or after 1 January 2021, but will also be backdated and apply to all contracts entered into on or after 4 June 2020. An increase to the property price cap for new build contracts in New South Wales and Victoria to $950,000 and $850,000, respectively, where the contract is signed between 1 January 2021 and 31 March 2021, inclusive. (The existing new build property price cap of $750,000 will continue to apply in all other States and Territories). 17.01.2022 Wonderful news for those seeking to take advantage of the Home Builders Scheme. VIC SRO has extended the HomeBuilder Grant construction commencement date by an extra 3-months THREE MONTH EXTENSION FOR CONSTRUCTION COMMENCEMENT IN VICTORIA... In light of the introduction of Stage 4 restrictions in metropolitan Melbourne (effective from 2 August 2020) and Stage 3 restrictions in regional Victoria (effective from 5 August 2020), the Commissioner of State Revenue will exercise his discretion under the National Partnership Agreement to provide a blanket extension of 3 months to the construction commencement requirement for the HomeBuilder Grant. This means that all applicants for the HomeBuilder Grant in Victoria have 6 months from the signing of the eligible HomeBuilder contract, to commence construction. The Commissioner does not have discretion to grant any extensions beyond this additional 3 month extension. HomeBuilder Grant online applications now open Online applications are now open for the Australian Government’s HomeBuilder Grant. Applications must be lodged by no later than 31 December 2020. Information about eligibility criteria, and the supporting documents you will need to upload with your application, is available on our HomeBuilder Grant guidelines webpage. All applicants for the HomeBuilder Grant in Victoria now have 6 months to commence construction from when the eligible HomeBuilder contract is signed. This is as a result of the Commissioner of State Revenue exercising his discretion to extend the timeframe for commencement of construction in light of the introduction of Stage 3 and 4 restrictions in Victoria. The Commissioner does not have the discretion to grant any extension beyond this. You can lodge your application in a multi-step process with the initial lodgement being after an eligible HomeBuilder contract has been entered into. Once construction has commenced and the payment eligibility requirement milestones have been met, any additional supporting documentation must be lodged via the online portal. Once you have lodged your complete application, we will process it and advise you of the outcome within 15 business days. The grant will be paid into your nominated account, generally within 5 days of notifying you that your application was successful. ________________________________________

A crucial and often overlooked component of the Australian Governnents stimulus package is that it has provided access for banks to funds @ .25% interest fixed for 3 years. Ratings agency Moody’s has noted that such measures have driven strong monthly growth in deposits, up 5.2% in March & 2.4% in April. The funding facility will cover the banks refinancing need and reduce their need to resort to the wholesale market funding. This measure is known as quantitative easing!
