25.01.2022 Just purchased at auction. If you can use your imagination the possibilities are endless. Purchased for our Sydney clients who are in for a real treat on this o...ne. This property remained in the family for almost 100 years! It still has the old Edwardian fire places that are worth thousands by themselves and the owner used to be a dachshund breeder in the backyard, always cool finding out the history of a property before you give it a new lease on life. I’m talking about a boom bigger than Hobart from 2014-present, bigger than Sydney/Melbourne form 2009-2017 and bigger than the Perth boom in the early 2000’s Why? Here’s why: we are entering a global recession and potentially a depression. The government is going to be forced into stimulus mode. They will be offering a package for this and a package for that. Then we will see interest rates go into negative territory. Cash rate coul...d potentially be -2 or -3% meaning your mortgage will be around 0% or not far from it. You will be getting paid to hold a mortgage! Also your money in the bank will be worthless and money in general will be worth. People that save money will be become poorer. Reason why money will become worthless is bcoz it’s physically going backwards! If you have negative rates your money is becoming worthless. As money becomes worthless your assets sky rocket! THIS IS NOT FINANCIAL ADVICE ( it’s just the truth) Personal predictions 1. Sydney will go to median price over $2m 2. Melbourne 1.8m 3. The asx 200 will possible hit 3000 maybe 3500. If you’re developing property projects you are going to win even bigger as what your doing your numbers on today the profit margins will widen as the project finishes.

Can split this and build 2 properties when she chooses to in 3 years time. Orignally advertised for $520,000 and bought a good 50K under market value. 21.01.2022 Depending on your age this is what your kids, grand kids or great grand kids will be saying to you in 2050..... 1. What were you doing when interest rates were the lowest in the history? Please tell me you were taking advantage of it because now there 25% and everyone who was around in 2019 look advantage. 2. Why are property prices so high now, Id wished I bought in 2019 when prices were dirt cheap!... 3. All those sub division opportunities around Adelaide, you know those corner blocks or those bigger 600-900sqm blocks, did you buy any? Did you take the opportunity? 4. 21.01.2022 The Council said it couldn’t be sub divided! The surveyor said hmm it’s borderline, the vendors that owned previously said we’ve made inquires and they told us no!! Well yesterday our team did what everyone said couldn’t be done. It’s about seeing things that other can’t Our clients are wrapped and their deal has been uplifted an incredible amount in equity because of this decision. We are now in the process of obtain the building rules consent so we can begin building a new... 3 bedroom 2 bathroom home on the land. Knowing things that others don’t is the biggest secret. This deal still has a long way to go with renovation of the existing bungalow house but is one of the best I’ve seen. Some tips I can give on this subject: 1. Have the right team on board and have an architect that can brainstorm ideas with you. 2. Know the council townplan better than the council townplanners. 3. Have a vision of something you can’t touch or feel. We currently are seeing many deals like this in the Adelaide market and currently have more than 14 small projects running. 21.01.2022 Buying Property During a Pandemic The Coronavirus has changed the world and people are scared. Because of this you might think, well is focusing on the property market a good idea? To which I argue, this is exactly the time to be focusing on property. Low interest rates are making it very appealing to get a loan even if you have been previously unable to.... Keeping money in a savings account is giving you barely any return. You will start to see those hard earned savings start to dwindle. We will see further rate cuts (into the negatives) which in turn will make your money worth not as much. 17.01.2022 Just secured a great little splitter project for our client! Generally speaking a knock down and split Into 2 doesnt have much profit in them unless you are building. Even then you have to acquire the site at a massive discount to get it work........ well discount is what the doctor order! Site value as per council valuation was $430,000 and we picked it up for $357,500. Im no mathematician but thats close to 20% under.... We have had interest on the blocks and we havent even bought it yet. The best thing is our clients at Fourtier are having their lives changed. Thats the most rewarding thing for us, is seeing someone go for having slow growth or a bad experience in property, to doing a short time frame project and seeing results. These are simple projects and turnaround times of around 6 months give project profit around $100k Building assets is a fantastic strategy and I encourage everybody to do so. 05.01.2022 Phenomenal first investment for a couple wanting to build a portfolio. This is a what we call a great foundational or first property to purchase. Jumping straig...ht into development isnt generally the best play so building that foundation is great. -Purchased $316,500 capital value ( gov valuation) $325k, comparatives value 340k -Rental yield 5.7% The strategy: Currently a 2bed 2 bath, convert the lounge into a 3rd bedroom, this will create an up lift of approx 25-30k and a rent rise closer to 6% yield. The new value should be high 300s, they could look at doing purchase number two as soon as the bank allows a refinance. Property is purchased in a high growth area, allowing them to leap frog into number 2 quickly. Once they have built the foundation, looking at development projects could be a great option.

They wanted a slower paced life, in the city, close to cafes. They looked at every capital city in Australia and chose Adelaide. They had a strict budget of $750,000 and all of these apartments were priced at 850,000. Quite a gap??...
