24.01.2022 Through our hard work, Western Australia continues to have an excellent record in the fight against COVID-19. We are now a week into Phase Two of eased restrict...ions, and have continued to see no local outbreaks in Western Australia. It's a great result, and it gives us reassurance as we can continue to relax restrictions within our State. Today, we can announce the next step in that process. Of all the current restrictions, we know that the limitations on travel throughout regional WA and the boundaries between regions have been particularly difficult for many regional communities. Putting up those boundaries was an important step to protect our regions - including many vulnerable Aboriginal communities and areas with limited access to healthcare. The boundaries meant that potential spread of the pandemic was slowed and contained. As the situation has played out, we have successfully avoided significant community outbreaks, but this was a vital precaution for our State, and for the health of regional Western Australians in particular. We are currently working hard to progress towards Phase Three of easing restrictions, and we will have more to say on that very soon. But today we can announce a change to take effect ahead of the WA Day long weekend, in line with expert health advice from WA's Chief Health Officer. This Friday, 29 May, all regions of Western Australia will be reopened except for those under Commonwealth Biosecurity Area restrictions. That means that travel will be permitted between the Pilbara, Gascoyne, North-West, Goldfields-Esperance, Wheatbelt, Great Southern, South West, Peel and Perth. As the Kimberley and other Biosecurity Areas are currently subject to a different set of restrictions, there is a separate process for reopening them. The WA Police Commissioner and the State Government are working with the Federal Government to remove the Biosecurity Areas from Friday, June 5 around two weeks earlier than the anticipated deadline set by the Federal Government. This means until then, people will need an exemption to enter the Kimberley region, parts of the East Pilbara and the Shire of Ngaanyatjarraku. Following 5 June, travel to those areas will also be reopened - however restrictions on travel to remote Aboriginal communities will remain in place pending further consultation. I would like to thank everyone for their patience and understanding. These changes will help support our regional towns and local businesses, as well as allowing Western Australians to reconnect with their friends and family in regional WA. I urge everyone who can travel to do their bit, get out there, wander around our State and support local businesses. We should be proud that our efforts in stopping this pandemic have meant that we're able to take action to remove these restrictions in WA. But I would again reiterate that these changes are only possible at this time because of our hard border with the eastern states. As we move forward, we will continue to act in line with the expert health advice of the WA Chief Health Officer and our local experts. In line with that advice, Western Australias hard border with the rest of the country will remain in place, and will likely be the final restriction lifted.

The vacancy rate has remained below three per cent for 21 consecutive months, which has ensured rents generally started to stabilise after the post mining boom downturn, Mr Collins said. ... However, with it now sitting below two per cent, we are starting to see the impacts of limited stock, and it is only a matter of time before rents rise. In some areas, agents are reporting rents are already on the move up. We are also seeing vacancy rates decline in the regions, with some areas experiencing a vacancy rate lower than Perth, such as Albany and Kalgoorlie which are now at 0.9 per cent. . In July, there were 3,553 properties for rent on reiwa.com, which is 50 per cent less than what was available in July 2019 and it is creating competition amongst prospective tenants. There are a number of factors that may have contributed to lowering the vacancy rate, such as the lack of new supply due to investors staying out of the market, expats returning back to WA, and investors selling their investment properties, Mr Collins said. . According to reiwa.com data, there were 726,688 searches conducted for rental properties in WA during July demonstrating rental properties are in high demand, with Scarborough the top searched suburb (16,029 searches), followed by South Perth (12,341), Mandurah (11,901), Joondalup (11,792) and Subiaco (11,609). - With the review of the Residential Tenancies (COVID-19 Response) Act 2020 coming up, it’s vital that the government remove all restrictions and limitations for non COVID-19 affected tenants. Investors are concerned about returning to the market due to the limitations on their ability to put rents to market and evict tenants who do not pay their rent. While we’d prefer to see the legislation lapse in its entirety, if there is an extension, it must be for the very small number of tenants still affected, Mr Collins said. 08.01.2022 - : - The WA Government has extended the emergency period until 28 March 2021, meaning that the Residential Tenancies (COVID-19 Response) Act 2020 continues to apply to all tenancies regardless of whether the tenant is financially impacted by the COVID-19 pandemic or not. ... The decision to extend the emergency period, in its current form, is short sighted and will create further problems for landlords and tenants in 2021. It appears that the government has used the pandemic as an opportunity to interfere in the rental market by effectively introducing rent control and meddling in the free market economy. This decision shows that the government is totally out of touch with what is happening in the market. 01.01.2022 Top tips when applying for a rental property. 1) Remember to fill every blank spot on the application form. Include as much information as you can, you are basically telling a story. Always include any important information especially phone numbers, dates and addresses. 2) Back up your application with written references, photos, ledgers, reports, proof of income such as payslips and bank statements etc. There is no such thing as providing too much information.... 3) Always be honest on the application. Property Managers are very good at finding the truth. 4) Do a cover letter, tell us about you and the other applicants. Why you are looking at the home, tell us about your past and your future plans, what you like to do on weekends. If you have a pet include a photo and tell us about your furry loved one.
