20.01.2022 Well we've made it to May. I never thought I'd say that getting through the first few months of a year was an achievement - usually it's just life?? Yet here we are and many of us are searching for the positives - if that means celebrating seeing the back of April, then so be it! The brilliant thing is May does signify a change for those of us in Queensland, a change from the COVID-19 norm that has taken over our lives. Restrictions are beginning to ease, and we are (hopefu...lly, fingers crossed) nearly done with this virus. It has been a few very tough months for us all and I know it wont all just disappear; it will take time. With all this uncertainty that has surrounded our lives, I am glad to see things slowly begin to shift. Across the board we saw a drop in buyer enquiry and especially in buyer urgency and that is completely understandable considering the circumstances. Sellers were also reluctant to test the waters. When buyers dont know if they will have a job or their income has been slashed, logically you put off any huge purchases and bunker down to weather the storm. While there was a drop there hasnt been a complete stop, buyers who were and are able, are still there, the numbers just arent what they were pre-COVID. We have seen a surge of Off Market sales and sellers willing to start their sale in a controlled, private environment. With these new eases in restrictions and more to follow we will see a return, with many buyers coming back out of their bunkers but at this stage, with not enough stock to meet them and as we all know, this is what drives price up. We arent sure yet if we are out of the woods, but we can see the light at the end of the tunnel (lots of clichés I know). My point is, we are in this for the long game, its not all doom and gloom but its not all sunshine and roses either. With both the negatives and the new positives coming to light, one thing that many of us expect is for our local market to pop, the unknown is really more of when. All things considered, we are a far more stable and affordable market compared to the likes of Sydney and Melbourne and I am sure more interstate buyers will also come to realise that!

20.01.2022 There is a lot of anxiety, panic and stress surrounding our current circumstances and I just wanted to do my bit to try and alleviate some of that. With everything that is going on not only in our country but globally, it is hard to shift our mindset but ultimately, it is vitally important that we do (if we wish to keep our sanity in tact). For me, I have been reminding myself of a few important points: 1. This situation is temporary, "this too shall pass".... 2. While we cannot control the situation around us, we can control our reaction and actions. 3. There is good in every day, even if the day isn't always good. 4. Focus on the next 30, 60, 90, 120 days, work through each block as it comes. 5. Buyers who need to buy, will buy. Everyone is not going to disappear, some will postpone that is a definite but these buying needs will not just evaporate. 6. We will bounce back, as we have many times before - history has proven that. 7. Buying and Selling is still possible, although COVID-19 presents a challenge, its a challenge that is easily overcome with virtual, private and contact-less inspections, the same goes for appraisals. Settlements can still occur at present and can also be completed electronically. 8. I am doing all I can to help and I will continue to do everything I can. These are my mantras at present, they may change as our reality shifts but for now, this is what helps me combat the chaos. I hope you are all coping, keeping well and washing your hands. 16.01.2022 What a start to 2020 we've all had - its been an absolute whirlwind so far and I cannot believe we are already 2 months down. I spoke last year about how January for many is often like our first pancake - the first one often doesn't turn out quite how you expected but the pancakes that follow are perfectly round and golden... I feel as though with how many Australian's kicked off the first two months of the new decade, it was just that - the first pancake - it was absolutely ...heartwarming to see how we Aussie's rallied together and how the world rallied around us during the fires. Although the fires are out, the fight is not nearly finished, we all have a very long way to go still to rebuild and repair the damage done. First the fires, then it flooded, now we all sit and watch as the Coronavirus spreads across the globe - it has been a very unusual and shocking start to the year - but bad things happen in 3's, right? So, it must be said that the quota for unfortunate events has been filled for the year and things have got to be looking up. From my agent perspective, they are. We have seen an overwhelming surge of new buyers hit the ground running (and buying) in the 2020 market and that is fantastic news! We are having more and more selling conversations because there simply isn't enough stock to meet demand at the moment and what a fantastic position to be in as a property owner.
