23.01.2022 SOLD FOR A HUGE $960,000 - BY Wilsons YOUR Local Agent & OUR EXPERIENCED SALES AGENT - BEN CRAIN

21.01.2022 3 Keys to renting out your property in a slower market At the moment being the middle of Winter and there being over 200 properties available on the Woy Woy Peninsula it is a good time to ensure that you are doing everything you can to secure a good tenant. 1. Presentation - make sure that the yards are done, the house is clean and the place looks as though someone loves it.... 2. Pricing - Be aggressive so that people cannot go past you home. When there is a lot of choice you want to make sure that you are getting people through the door. 3. Marketing - Paying for professional photos can give your property the edge on the competition. These will be between $150-$200 and can be a good investment for the property. Remember that a weeks lost rent can never be recovered. If you want to have a discussion about other tips or ideas feel free to contact me.

16.01.2022 From my family to yours, all the best for 2018

15.01.2022 3 Tips for vacating tenants - issues that can come up 1. The landlord in NSW does not have to let you back into the property to re-clean something. (once you hand the keys in you have no more rights to enter the property. The landlord can allow you access) 2. Go to the out inspection if you can most things can be fixed then and there. 3. The agent has to act on the landlords instructions, they are the middleman.

14.01.2022 SOLD! $395,000 - BY WILSON'S ESTATE AGENCY "EXPERIENCED SALES AGENT IAN WILLIS!"

11.01.2022 Woy Woy tenants, take note....

09.01.2022 Are the numbers adding up? Take a look at your investment property. Is it up to scratch? Is it in need of painting or carpet? Is the kitchen and bathroom in good condition? If you are looking at putting money into your investment property, first look at the numbers compare the outlay with the potential benefit.... Knowing these numbers is critical to see how far you should take a renovation, or even if it is worth doing or not. For instance if you are able to paint and carpet for $10,000 and you are going to get an extra $50 per week or $2,600 per annum, this works out to be a 26% return on investment! That’s makes the work worth doing. If however the same carpet and paint got you an extra $10 per week or a 5% investment you would want to weigh up the other potential benefits (ie. Will the property lease more quickly? If the work doesn’t happen will the property suffer damage?). If you want more information on this or have any questions please call Greg on 0405474082. And as always, you should talk with your accountant/ financial advisor before making any financial decisions about your investment property
