02.01.2022 Dear friends and supporters, SHORT STORY: I have failed to raise the necessary finance to construct the project. The property has been sold to a foreign developer. The Guanaba Experience project will not proceed. LONG STORY: On 1st December last year the court ruled that the Guanaba D.A be approved. At that moment I launched a significant capital raising campaign targeting high net worth investors. Sadly I was unsuccessful in my efforts to raise the necessary finance. The bot...tom line is that $23m is a large investment, and as a start-up with no silicon valley aspirations it was a bridge too far. While I am confident I could get the State and Commonwealth to tip in over $10m, it is all too late. As I write this the application is still being assessed. After 6 years navigating the approval process and burning cash on lawyers and consultants, I was on the bones of my arse. I had pushed my tolerance for risk to it's absolute limit. So when an international developer made an unsolicited and quite extraordinary offer to acquire the land, I accepted. A bird in the hand is worth two in the bush, and with a family to consider it was a fait accompli. Albeit accompanied with significant anguish and humiliation. But not regret... it was a fun journey, I learnt alot and it was a fight worth fighting. The new owner's intentions are unclear, but it is not an adventure park. I am so sorry to the MTB community and outdoor adventure fans who were looking forward to this and gave me encouragement and support. Also to the tourism business community, many of you understand that the hinterland is unappreciated. Indeed this project would have been a real jewel for Queensland. To say I gave it my best shot is the understatement of the century. Thankyou to all those who gave of their time freely to support the project and showed some real spirit.... Also thanks to Scenic Rim Council. They approved the project, and they defended the approval at every turn. Their barrister was a delight to watch in court as he dismembered the absurd arguments from my opponents. The State of Queensland didn't miss them either. I am sorry for letting you all down after such effort and expense. Once again, thanks to my lovely wife. Her capacity to put up with me knows no bounds. Thankyou everyone. On to the next adventure.
