11.01.2022 We need your help, we all need our own help! The proposed changes to Qld Rental Legislation is of great concern to us. We have felt first hand what the future looks like if our legislation is changed. Here is what happened. Tenant applies for a house, approved for the house. The house has no air conditioning.... Tenant now wants air conditioning, the owner said they can't afford it. The tenant said they will do it at own cost; the owner said OK but on conditions that tenant installs with professional and provides receipts, tenant maintains, and the tenant leaves it in working order at end of their tenancy. No compensation will be paid to the tenant. Everyone agrees, tenancy documents signed. Tenant comes in to pick up keys, tenant mentions they want compensation. We say, 'no, sorry, it was agreed that there would be no compensation. The tenant says we'll take the AC with us when we leave. Again, we say 'no, sorry, it was agreed you will leave it as its a permanent fixture.' Tenant argues it's written in law now that tenant can do whatever they want to change the property; that this is what the RTA has told the tenant. We are now worried for our owner/landlord. After a long discussion with the tenant, we suggest that they do not move forward on this tenancy. The tenant then decides, because the car's packed and the move has begun, that they will proceed with tenancy acknowledging that they will not receive compensation for the air conditioning costs. The tenant then collects keys and leaves to move in... Fast forward to vacate I am now completely dreading this experience. As a PM the exit is already a dreaded experience for us. It will get worse. On moving this tenant, I felt I was treated with disrespect and zero ability to see that I am the expert in these matters. The tenant is now the expert, the PM is just the pawn to do what the tenant says. So are our clients - the property owners. This is going to continue to happen.
