14.01.2022 We have just passed new laws to help businesses get through this pandemic. It is in no ones interests for local businesses to be evicted or bankrupted at the ...moment: not owners, not landlords and definitely not employees. So weve brought in new, temporary laws to help small WA businesses get through this crisis. Our laws bring in a range of assistance for businesses and landlords impacted by COVID-19: a moratorium on evictions for small commercial tenancies, a freeze on rent increases, a prohibition on landlords charging interest on rent in arrears, as well as the introduction of a code of conduct and dispute resolution for landlords and tenants. The reality of the COVID-19 pandemic is that we effectively need to put parts of our economy into hibernation while we tackle this virus. We want businesses to be able to survive so they are still around when we fire the economy back up. These laws give us a set of rules and a framework for landlords and tenants to come to an agreement. We trust that businesses and landlords will come to new agreements in the spirit of the principles, but we reserve the right to revisit the issue if businesses are unfairly treated. We are all in this together, and we will get through this.

09.01.2022 We are calling for the WA Government to increase the stamp duty exempt threshold on finished homes for first home buyers to $550,000.

08.01.2022 Currently the lack of stock on the market seems to be mitigating any price deflection and is certainly assisting with absorbing rental surpluses. I know one large property management company reporting only 1.2% vacancy rate. There are only 11,300 properties listed at the moment, which is significantly lower than normal levels that we are accustomed.

Let me be very clear up front - this... is not a moratorium on rent over this period. Rent should still be paid. This week, legislation will go before State Parliament which will introduce the following measures: 1. A moratorium on eviction for six months. There will be exceptions in limited circumstances. 2. A ban on rent increases during the State of Emergency period. 3. Providing that any fixed term tenancy agreement due to expire during the State of Emergency period will continue as a periodic agreement. 4. Relieving landlords of the obligation to conduct non-urgent repairs if the reason they cannot do so is COVID-19 related financial hardship or a lawful restriction on movement. 5. Enabling a tenant to end a fixed term tenancy prior to its end date without incurring break lease fees. Tenants will still be liable for damage and rent arrears. The laws will apply equally to tenants in public and private housing, park homes as well as boarders and lodgers. But it is important to understand that despite these changes, tenants MUST continue to pay rent. If a tenant cant pay their rent they will still have to pay it later, so anyone who can keep paying rent, should keep paying rent. These are sensible amendments to help landlords and tenants through these challenging and uncertain times. We are all in this together and I urge landlords and tenants to talk to each other and work out a way forward. 07.01.2022 The comments by REIWA are definitely accurate. There are no signs of an impending cliff in WA. Regardless of the building grants the underlying fundamental is that WA real estate has been in the wilderness for 6 years, and now there is great confidence in our economy along with all the COVID infrastructure spending, a shortage of rentals, and we are going to be in need to have tradespeople come from interstate to service builds on the 5000 blocks of land that have sold in the last 8 weeks, we are in for some welcome growth and activity in the foreseeable future

05.01.2022 READ THE FINE PRINT - DONT BE FOOLED This scheme is not all is is being cracked up to be in its promotion by the WA Government. The WAG has been lobbied by inf...luential developer groups with this result benefiting a very few select developers. The fine print reads 1. The buyer must purchase a multi-tiered property. Eg an apartment! NOT a house, townhouse or villa. 2. They buyer must purchase an apartment that has not yet commenced construction (not even earthworks can have commenced) eg must be truly off the plan The apartment segment DOES NOT need any more stimulus. There is already a significant oversupply of apartments that are under construction or completed and not sold and vacant. This rebate will not boost sales of any of the completed apartments, and if anything will only increase the length of time it will take to sell them, as buyers will be tempted to wait for upcoming planned developments. Buyers are then also put at risk. Buying off plan is far riskier for buyers, as they are typically not experienced enough to read plans and understand what they are getting. They are also exposed to developers potentially price gauging, with the knowledge that buyers are getting a rebate, so have the ability to increase their prices, or at least be less willing to negotiate a better deal. Typically these types of projects take 2-3 years to go from inception to completion which means buyers continue to stay in rentals longer, whereas had they bought a grouped dwelling or single house, they could be in their own home potentially up to 2 years earlier. The WAG is saying that this will stimulate jobs however this does nothing for small business construction trades. Builders of these large projects typically do not employ small contractors to undertake their work, so your local plumber or carpenter or electrician will see no benefit. And even for the trades that work for the large builder, they are unlikely to see any work for at least 12 months because the planning and approvals process is significantly longer for apartment projects, and secondly the developer has to meet their minimum number of pre-sales to satisfy the bank before they can commence construction. And furthermore this does not increase the supply of more desirable smaller infill housing which would result from small land subdivisions. This is a furphy and does almost nothing to create any stimulus, and most definitely not in any short term! Had the government not been so short sighted and influenced by the select group of developers that benefit from this, they could have applied the same stimulus to grouped housing also, which includes villas and townhouses, which would have created a much more immediate result, and benefited a significantly larger group of developers, builders and tradespeople.
