22.01.2022 "Awaiting Price Guide". Have you seen this for the price of a property recently on www.realestate.com.au? There's a reason for that...see link below. In summary, when an agent lists a property they have to nominate a price search range (i.e. the range in which they want the listing to filter into) as well as an actual asking price (though they can choose not to show this if they want). If this price is more than 10% different to the search range, then the portal automatically defaults to 'Awaiting Price Guide' as the listed price. We believe this is the portal's way of protecting themselves from bait advertising. So... see those words? It means you might have a case of bait advertising on your hands! 09.01.2022 It is amazing how many agents get property zonings wrong. I see it at least a few times a week. The classic is 'Residential A'... that hasn't existed in Brisbane for 19 years! Here's the latest... "High Density Residential (LMR2) Zoning". There is such a thing as High Density Residential, as well as LMR2, but they are not one in the same. One typically allows 8 storeys plus and the other 2-3 storeys. It gets worse though... the actual zone of this property is 'Medium Density Residential' (typically 5 storeys). I guess if you average it out he has kind of got it right?
