20.01.2022 Previously, I’ve described how my building inspection gives a home-buyer or investor peace of mind that their new property is structurally sound and that they have made a good buying decision. In this post, I want to tell you how my building inspection gave an investor peace of mind that she hadn’t bought the property. Cathy was keen to purchase a 40-year old 1BR unit in Noble Park and asked me to inspect it before she made an offer. I inspected the unit on Tuesday and met t...he current tenant, George. (I don’t know the name of the hairpiece he was wearing but they were obviously strangers to each other !) The unit was structurally sound but the metal sheet roofing had rust patches, the tin flashing was covered in rust, and the lone downpipe had a hole in it. The exterior brick walls looked like they’d been sand-blasted in a wind tunnel and the interior needed a serious paint job to repair the old water damage to the plaster ceilings. Carol decided not to proceed with the purchase. Do you know a friend or work colleague who is about to buy a home or investment property. Are they stressed and anxious ? 20.01.2022 Hi ! Many of you know that I have built a large network of over 1,500 real estate agents by attending Open houses on a Saturday and introducing myself to them. Many of these agents refer their buyers to me for their building and pest inspection needs because these agents know that I will deliver a realistic unemotional evaluation of the property. They also know that I will spend the time discussing any items that I find that need repair and explaining in simple layman’s terms... how those repairs might be carried out. Last Saturday, one of these agents rang me to ask if I would inspect a 35-year old Berwick house for the vendors. A young couple first home buyers had signed up for the house and had specified a building inspection as a condition of the sale. Now, there are very good building inspectors and there are some very poor building inspectors. Unfortunately, this couple picked one of the poor ones. This inspector is a builder (from his website) and he was obviously looking for his next job because his report listed all the supposed defects in the house, together with a dollar amount to fix each one. The total for the repairs was over $30K the young buyers were freaked out by the price tag and withdrew from the contract during the cooling off period. This inspector’s behaviour raised concerns in my mind about unethical behaviour and a conflict of interest. The real estate agent explained that the vendors need to sell the property and asked if I would inspect it and provide a report. I inspected the property at 9.00am on the Monday morning. The house is structurally sound but it’s in the middle of a renovation and there are lots of little things that need fixing and finishing off certainly nothing major and nothing structural ! It is a solid brick veneer house on concrete stumps with a metal sheeting roof. The vendors and the agent are happy and now the property has just been sold to new buyers. I am not a part-time building inspector looking for my next building project. I am a full-time Building Inspector and I do not provide quotes to repair items listed in my inspection report. I have a network of trades and professional people (#BNI) that I can refer to my clients should they wish to use them. The next time you want to get a building inspection done for a property you are buying or selling, can I suggest that you interview your prospective building inspector to determine that this is his full-time occupation ?

16.01.2022 At 7.30am this morning, I was sitting on the beach at Williamstown watching the sunrise. People were out and about - jogging, walking their dogs, even 2 or 3 people having a swim. Brrr ! They can have that on their own. I had a building inspection in Williamstown at 8.30 and I had over-compensated for potential traffic delays on the Monash. The house is being auctioned tomorrow and a potential buyer called me yesterday to arrange the inspection before the auction - nothing ...like plenty of notice ! Anyway, the inspection went well - structurally, the 20-year old townhouse is in good shape, just a little filler and paint needed here and there to bring it up to scratch. I rang the buyer and he was happy with the result - he's all set now to bid at the auction tomorrow. So, another buiulding inspection done and dusted - this time, before the property is sold. The principle and the practice are the same. The inspection just takes place at a different time in the sales cycle - a Pre-Auction Building Inspection. I hope my buyer is successful tomorrow. 11.01.2022 Today, I’d like to share a story with you. Recently, I had the pleasure to intimately meet and interrogate a very graceful 80-year-old lady, who had endured two major renovations in recent years. She lifted her skirts to reveal her very substantial foundations, which I have to tell you were in amazing condition. And, I have to say that her original components were in better shape than the recent additions, which were inclined to squeak and move about. One of the newer compon...ents actually leaked on the floor when I pressed it too hard. But enough reminiscing, let’s move on I’m looking for buyers who appreciate the pride of workmanship from a bygone era.
