17.01.2022 Earning Overtime and Bonuses. During Covid, most banks reduced the value of overtime and bonus income when calculating your ability to borrow. So that would have reduced your borrowing power. The rules have now relaxed a little, with banks taking a higher percentage of your bonus and overtime income again. If you were advised in the past few months that you can't borrow the figure you want or need, it's worth having another look as that figure is likely to have increased.

15.01.2022 First Home Buyers! Are you looking to buy your first home, spending under 700K in Sydney and surrounds and your last year's taxable income is under 200K for couples or under 125K for singles? The government has just released leftover places from last year for free lenders mortgage insurance for existing properties. If you are ready to buy, or will be in the next 3 months, contact me urgently as there are less than 1500 spots available. This only applies to existing properties. If you are buying new, there are still lots of spots available.

14.01.2022 Refinancing while on a repayment holiday. If you want or need to change banks for your home loan it is a requirement for most lenders that you recommence regular loan repayments before switching, as the new bank will want to see evidence of your repayment history. If you have recently returned from reduced hours in your role and can now make your full loan repayments, the new bank will consider this when assessing your refinance application.

12.01.2022 Have you withdrawn money from your superannuation fund during Covid? If so, you may not be considered eligible for a home loan by the banks. Unless you can show evidence that it was for short term hardship ie made redundant or your work hours were reduced and you are now back to full capacity, the banks may deem that money as essential funds to cover your current living expenses and future mortgage repayments and therefore unable to afford the new loan.
