18.01.2022 Welcome to the start of 2020, I feel it is going to be a big year. I am going to share some tips and hints this year from time to time, after 17 years in real estate I think I have learned a thing or two. So, to start things off........ Top 5 things to do when starting your journey to buying a property.... 1. Finance- If you are needing finance as 99% of buyers do, have your pre-approval in place, there is nothing worse than finding your ideal property and not being in a position to buy it. 2. Research- Be well researched, ask agents to email you the recent sales they used to assess their guide price for the sales campaign, this will give you comfort in the offer you make or where the value is when bidding at auction. 3. Be inquisitive- Ask questions about the property, when was the property last renovated and if it was in the last few years is there builders warranty insurance? Also ask if there is a building or strata inspection report available, sometimes the Vendors are happy to provide one for free? 4. Sleuth- If you are interested in a certain property, return to the property at different times of the day and night, school drop off and pick up times, peak hour, later at night if close to entertainment venues and also walk around the area by foot to see how far it is to shops, parks & transport. 5. Nosy neighbour- If you are comfortable to do so, speak to neighbours, people moved there for a reason and are proud of the area or the building they live in, neighbours will tell you things the agent is not going to know, they are a great source of information, good and bad!
