24.01.2022 A recently completed project, House on Slope, is now up on our website: A home for three generations on a steeply-sloping corner site, this project was an exercise in making the most of the sites elevation and providing good access, all while minimising excavation, and utilising common construction methods to keep costs down. Conservative design restrictions from a development authority intent on imposing a suburban aesthetic was an added challenge. The completed house bo...asts a variety of living spaces on two levels, all awash with natural light. The kitchen and dining area central to multi-generational family life receives additional warmth and light from the north, and opens out onto a sunny deck. A solar hot water system, high level of insulation, and thermally-broken windows keep the building comfortable and running efficiently all year round. 24.01.2022 Construction recap, Brunswick West house: Sub-floor framing begun on a rainy day. The floor joists originally specified as 24045 pine were substituted with 24042 LVL on carpenters advice that LVL would remain straighter and easier to work with. Pooling of water against the retaining wall footing demonstrates why its important to have an appropriate backfill and drainage system next to a retaining wall. 24.01.2022 Construction recap, Brunswick West house: View of the elevated ground floor, and the dwarf stud wall holding up the section next to the entry. Raising the ground floor level addressed two issues - negotiating the rise in level from the street to the rear of the site, and providing a degree of privacy to the front living area while not closing off the building from the street. The Posi-Joists that we will be using for the upper floor frame have also arrived, seen here stored under the floor and on the right side of the pic. Managed to find someone two days before the scheduled pour, but also found ourselves staring down a forecast for heavy rain. The day arrived, rain cleared up by late morning, and our concreter turned out to be a seasoned craftsman. Gotta acknowledge those occasions when things just work out. The new kitchen, dining, and living area will open out onto a garden at the rear, sheltered from the busy road in front. Nice to be able to work sheltered from the rain from now on. Furthermore, it was important to us that this extension should tie in with the old house without dominating it. The simple hipped roof form met our formal objectives while satisfying height and setback restrictions along the south boundary. Easy to sum up in a three-word line, but you missed the part when we had to unload that 6m long, 360kg beam on a busy road, manoeuvre it into the site, and lift it into place. Craning it in was not a viable option due to the overhead power lines in front of the site. The upper floor has been designed to cantilever over the rear garden to maximise upper floor area while acting as an eave to protect the large... door opening below. 02.01.2022 View of approach and entry from the street at House on Slope. In determining the floor level of the house, we aimed to minimise the site cut (hence retaining wall heights) and to avoid having to tank* any of the internal walls. This was to reduce cost of construction and eliminate opportunities for groundwater ingress into the house. However, the building also couldnt be placed too high on the site, as any rise in elevation meant a corresponding increase in length of the veh...icle ramp of four times as much. In the end, we arrived at an optimum rise of about 2.5m above street level. . *tank: To waterproof the outside of a wall or section of wall sitting below ground level in preparation for backfilling with soil.
