20.01.2022 The Queensland State Government has published a draft Model Code for Neighbourhood Design which provides a set of subdivision standards. The purpose of the code is to facilitate the creation of safe, healthy and accessible neighbourhoods and support diverse housing types and lot forms. We see apparent contradiction in many of the principles within the code, including the demonisation of cul-de-sacs and the reduction of lot sizes which may result in outcomes opposite to the ob...jectives set out. Some of the other initiatives include the most basic urban design principles known to experienced practitioners and which could be (and are) enforced by local governments already without the development and adoption of new provisions. We question the necessity of the code and the potential effects it may have on alternative choices, diversity and capacity to deal with constrained sites. 17.01.2022 It is great to see construction of two of our recent townhouse approvals in Bundara Street, Morningside nearing completion. @suttonconstructions have done a great job of turning these approvals into reality. These developments offer a variety of designs including units on separate freehold title in a great location not far from Morningside train station. 16.01.2022 Brisbane City Council is proposing changes to the City Plan 2014 to effectively prohibit development of townhouses and apartments in Low Density Residential (LDR) zone intended primarily, but not exclusively, for single dwelling houses since 1978. Since then existing provisions allowed townhouses and apartments on sites within the LDR Zone with areas of 3,000m or more, or within specific precincts of Neighbourhood Plans. The proposed amendments remove this development potent...ial. These proposed changes have now progressed through the first Queensland Government review and are a step closer to reality, with the Major Amendment Package H currently under public consultation. 12.01.2022 Further Brisbane City Plan amendment packages are in train and in combination with Major Amendment Package H, will result in unintended constraint of the development of townhouses and apartments outside of the LDR Zone. Amendment Package J proposes further constraints on car parking for Multiple Dwellings. The immediate outcome of Amendment Package J is that additional car parking spaces will need to be provided and integrated into the building layout. This project was for a service station and ancillary shop on Ipswich Road in Wacol, which when completed Caltex will be operating! Although the site previously occupied a service station, low impact industrial uses superseded the historical use and we had to start from scratch. Not only was this one in the Traditional Building Character Overlay, but it was also affected by flooding, like a lot of the houses in area! ... We were able to guide design choices which combined traditional elements and contemporary style with the required flood immunity.
