24.01.2022 Federal Budget delivers property market boost The property market was given a small boost in the latest Federal Budget, with the Government extending the First Home Loan Deposit Scheme into the 2021-2022 financial year. The FHLD scheme has already helped 20,000 first home buyers purchase homes with deposits as low as 5%. Typically, lenders require a deposit of 20% of the value of the property to avoid the need for costly Lenders Mortgage Insurance; however because the FHLD ...scheme guarantees the lender up to 15% of the value of the property, eligible buyers are only required to contribute a 5% deposit. This reduces the burden of saving for a larger deposit which is a significant obstacle to entering the housing market (more so than servicing a loan given the current low interest rate environment). An additional 10,000 places will be made available under this extension which runs from 6 October. Read more about the Federal Government announcement here. The Queensland First Home Owners Grant ($15,000) continues to apply to the purchase of new homes. In addition, the Home Builder Grant ($25,000) and Regional Home Building Boost ($5,000) schemes continue for eligible buyers under Contracts entered into on or before 31 December 2020.
