We hope to be working for as long as possible as we still have jobs booked in over the coming weeks. 15.01.2022 Restumping or Reblocking is the process of replacing old rotten, damaged or termite infested timber stumps with new concrete ones. Each stump is precisely positioned to ensure structural strength and bought back level. Signs your home might need restumping - You have creaking floors, "spongy floors" is a sign the stumps may be rotting, Cracks in walls are an indication of movement or sinking of the home or you may have problems when opening and closing windows and doors.... Here are some photos of rotten and damaged stumps and a door frame before and after restump.

We have engaged Ladhams and Sons on two of our properties, the first job was relatively simple strengthening and leveling a floor the second property involved significant structural work underpinning and masonry repair and restoration on a 110 year old villa in Mile End.... 13.01.2022 It has been a busy few months! The Northern Suburbs have been a hotspot for Underpinning latley! 8 holes in Salisbury East, 6 in Salisbury Heights and 4 in Modbury! We had long morning drives to Watervale for 4 underpins. We have done a few odd jobs where we underpinned a front fence and fixed a dodgy footing on a bay window extension. Restumping has been busy in the South with major jobs completed in Mitcham and Flagstaff Hill.

11.01.2022 Over the past 6 months we have done a lot of restumping inspections... Unfortunately some of those inspections were for people who had already paid good money to have their home recently re stumped! We honestly couldn't believe what we had found.... more than once! As restumping is generally done under the home where it can not be seen, it is important to ask for photos of the works completed! Please take the time to choose your contractor, ask for previous photos and refer...ences! Here at Ladhams and Sons Underpinning we offer two types of restumping - Concrete block (Cheaper alternative for large jobs - recommended for internal flooring only) or Adjustable steel stumps (Long term, precision height, perfect for houses that continue to move, great for exterior walls) Please note the photos below are NOT our work, they are the work of other "contractors".

09.01.2022 A few things to look out for around your home, Downpipes! Make sure your downpipes are doing their jobs and keeping water away from your house! Concrete or paved footpaths should surround the entire outside of the house.

01.01.2022 Another common cause - Leaking bathrooms! As soon as evidence of leaking in wet areas is found it should be investigated and repaired by a plumber before structural damaged is caused. Here is an example of a bathroom we inspected with obvious leaking which lead to structural damage.
