23.01.2022 SUBDIVIDING YOUR BLOCK! The absolute first step in subdividing your property is learning the zoning. You can gain this information easily by looking on the local government’s website or giving them a call. The zoning or density codes determine the minimum and average site area per dwelling, the maximum plot ratio (what percentage of house coverage for each block), minimum and average setbacks, and the size of your courtyard area. Once you have established the zoning, the buil...der knows exactly what rules to work by to obtain a planning approval. The planning approval is the first step in subdividing your property, and the approval process can takes months longer if it is incorrectly submitted. The shape and slope of the block also play a large role in how many dwellings can be built on your property. The shape of the block can restrict access or reduce the usable working area of the land making construction impractical. Slope of the land has the same effect, and unfortunately many first time investors are caught out by not having this experience. When blocks are being marketed by Real Estate Agents, they also make no allowance for these attributes that have large financial impacts on your outcomes. In WA, The Water Corporation and Synergy charge the developer a fee to connect additional dwellings on one site to the existing services. For example, if you purchased a four villa site, The Water Corporation will charge a head works fee for the additional three dwellings for water and sewer. Synergy also charge a similar fee for additional dwellings connecting the power, and you get an estimate for these costs by calling the appropriate authority. Many people go through the process of subdividing each year, and if you are working alongside a good surveyor and experienced builder who works in this area the outcomes can be rewarding. The key to a successful subdivision is upfront knowledge, and most of this can be obtained before you purchase the development block. Would you like to know more? ENQUIRE TODAY! 22.01.2022 VARIABLE VS FIXED INTEREST LOANS A variable interest rate loan is a loan in which the interest rate charged on the outstanding balance varies as market interest rates change. As a result, your payments will vary as well (as long as your payments are blended with principal and interest). Fixed interest rate loans are loans in which the interest rate charged on the loan will remain fixed for that loan's entire term, no matter what market interest rates do. This will result in y...our payments being the same over the entire term. Whether a fixed-rate loan is better for you will depend on the interest rate environment when the loan is taken out and on the duration of the loan. So which is the right choice? Generally speaking, if interest rates across the market are low but they’re expected to increase in the short to medium term, it’s probably a good idea to lock in a fixed rate loan. If interest rates continue to rise, a fixed rate loan can help to protect you against these rises. On the flip side, if interest rates are on the decline, it’s much better to establish a variable rate loan and take advantage of the lower rates, rather than being locked in at a higher fixed rate with no flexibility. A variable rate loan has greater flexibility than a fixed rate loan, because repayments can vary and you can repay more off your loan if you have the ability to do so. A fixed loan often won’t allow additional repayments off the principal or an increase in regular repayments. Another popular option involves a 50/50 combination of both types of loans. This provides some flexibility, while hedging your bets against the possibility of rising interest rates. Would you like to know more? ENQUIRE TODAY! 21.01.2022 DEMOLITION! Who does demolition work? Demolition work can be extremely dangerous, and should only ever be carried out by an approved, licensed demolisher. Demolishers often provide a full-service, dealing with cleanup, waste disposal, asbestos removal, salvage and completely clearing the site of rubble and vegetation. Some demolishers also operate as recyclers and building suppliers too.... How much does house demolition cost? The prices a demolition specialist will charge depend on a variety of things. The demolisher will normally needto come and look at the site to make an appraisal. The quoted price will usually take into account how much demolition work’s involved, what sorts of materials will be involved, how easily the site can be accessed, and what the demolisher can salvage and sell, among other things. As with any other aspect of building, it’s never a bad idea to get a few quotes. How long does it take to demolish a house? Demolition of an entire house can normally be carried out in a matter of days, although this will also depend on how big the house is and what’s going to be salvaged. Would you like to know more? 20.01.2022 NEGATIVE GEARING! The term ‘negative gearing’ describes what happens when you borrow money to pay for an investment, and the value of the interest on your loan is more than the income you’ve received from your investment. To put it in property terms, an investment property is said to be ‘negatively geared’ when your annual rental income is less than the interest costs on your mortgage plus all of the expenses associated with your property (i.e. resulting in a net loss). Most ...of the time when you read or hear about negative gearing these days it’s related to investment properties. Australia’s one of the few countries in which negative gearing losses from property investments are tax deductible. How does negative gearing work? "Negative gearing" is a term that’s commonly used when talking about interest costs and depreciation, but it actually includes all rental deductions. These claimable rental deductions also include property management fees, rates, loan costs and maintenance and repairs. The largest deduction is usually still the annual interest paid on your mortgage. In Australia, the losses you incur on a rental property can be offset against other assessable income (e.g. salary) to help reduce your overall tax liability, or increase the size of your tax return. The negative gearing deductions available in Australia are particularly beneficial to high income earners on the top marginal tax rate, Larger deductions are possible when you borrow greater amounts, as 100% of the interest paid is generally tax deductible. While investment properties are currently very popular, if you are contemplating investing with borrowed funds it’s critically important that you consider how you’re going to service your loan repayments if the investment stops producing income. For example, if there’s a lengthy stint where your property’s vacant. If you're considering investing in property, make sure you consult with an accountant or financial expert to make sure that you’re not over-committing. Good advice will help to ensure that your borrowings are serviceable and manageable, and that you won’t have to sell the property in a fire sale when rental markets are down. 11.01.2022 CLEARING YOUR BLOCK! Depending on the size and amount of vegetation on your residential plot, land clearing can be a difficult job. It can involve tree felling and other dangerous jobs that need trained experts to perform, and heavy equipment like chainsaws and skid loaders will be used during land clearing as well as other light equipment. Land clearing is often heavily regulated as it can cause erosion, creates waste and can generally be taxing to the local environment. Lan...d clearing will be a consideration as part of your local council planning and building permit process. After clearing After the site is cleared, builders will need to make sure the site is protected from settling. On larger sites it's useful to ask the company performing the land clearing if there is anything that needs to be done to protect top soil from erosion. This top layer of soil is an important part of the natural environment that can be easily eroded after trees and shrubbery are removed. This erosion can sometimes be prevented through the planting of grasses or other vegetation that will not impact construction, however it's best to consult your local council for advice on what the best option is in your area. 07.01.2022 LAND SURVEYING! What is land surveying? Land surveying is a crucial step in beginning the construction process. Land surveyors will accurately measure and mark out the primary property boundaries on your site, and produce preliminary markers to set out where your new home will be situated on the property.... This investigation will ensure that your property borders are accurate, and that your house is built exactly where it's supposed to go. Getting these measurements right is vital if you want to avoid building or legal problems after construction begins. What do land surveyors do? As part of the survey the land surveyor will create a report on relevant topographical information for the site. Surveyors use an instrument called a ‘theodolite’, which is used to measure horizontal and vertical planes on a piece of land to a high degree of accuracy. Would you like to know more?
