22.01.2022 Southeast Queensland rental market is all-times-high in demand, leading to rental prices rising over the last quarter. For Brisbane, it’s the second consecutive quarter of rising prices on rental properties due to the pandemic-fuelled interstate migration. Experts say that with the booming demand for the Brisbane property market, the end of affordable property might come to an end soon. For the first time in five years, it cheaper to rent in Melbourne than in Brisbane, with h...ouses undergoing steep annual increase. In Q4 2020, Brisbane median house weekly rent was $425 (3.7 per cent growth year-on-year), and median unit weekly rent was $400 (3.9 per cent growth year-on-year). Across Brisbane, median rents are up by $15 a week compared to December 2019, with the vacancy rate staying tight at 1.9 per cent. Gold Coast, on the other hand, demonstrated its title as a hottest coastal hub by attracting the majority of the interstate movers. Its demand has caused the median rental price to increase by as much as $60 to $540 per week. Sunshine Coast is not far behind with the median rental price for a house increasing to $530 per week. With tight rental market conditions and booming demand, prices have nowhere else to go but up. START THE SEARCH EARLY Start searching for your next rental property about two months in advance. It's better to be prepared and have an idea about the rental market that's available for you at this time. There are also properties that may not be available to move in straight away. ... SUBMIT APPLICATION There're a few things that you can do to ensure a smooth application process apart from making a good impression on the property manager. Make sure to prepare your application before coming in for the inspection, this way you can submit it then. Don't forget to include all the required documentation with 100 points of ID for each person over the age of 18 years old. FINANCIAL STATUS The next criteria the property manager or owner will assess is your financial status. Keep in mind that affordability approval is based on 30 per cent of the applicant's income. Previously based in Victoria, the successful touring act features one soprano, harpist, and flautist Barbara Jeffrey in partnership with baritone and guitarist José Garcia. The duo promises to take the audience on an uplifting journey through a variety of musical styles encompassing folk, country, jazz, Latin rhythms, Celtic, alternative and original music, with a ...setlist that spans five different languages. Tidal Moon returns to the stage after plans for a 2020 tour fell victim to the pandemic. The performance is set to be a highlight of an afternoon of quality live music - the first of the club's regular monthly events at the Victoria Point Bowls and Recreation Club for 2021. The club is also bringing back the popular blackboard component to the event, providing local musicians with an opportunity to share their talents with an attentive and supportive audience. Musicians of all skill levels are invited to add their name to the board, with times allocated on a first come, first served basis. Entry to the event is free, though donations to support the club are encouraged. Counter meals and drinks will be available for purchase. 01.01.2022 Regardless of the type of tenancy agreement you have, it is important to understand that the document is a contract between you and your landlord. Both parties must agree with the conditions listed in the document and sign the contract before the leasing arrangement can take effect. There are 3 major types of tenancy lease agreements based on the duration of the lease: 1. A short fixed-term lease - which can run anywhere from one month up to five years is required to be... in a standard, written form. 2. A long fixed-term lease - an agreement that exceeds five years allow a little more flexibility in the terms of the lease, including the ability for rent increases, top-ups to the bond to match rent increases, modifications to the property and additional clauses to manage bringing the tenancy to an end. 3. A periodic or month-by-month lease - After the initial fixed-term ends, the tenant can either sign a new lease or continue on a periodic tenancy. This means the tenant doesn’t sign a new lease, but the terms and conditions of the tenancy agreement still apply on a month-to-month basis. Either the landlord or the tenant can terminate the periodic tenancy with one month’s notice.
