23.01.2022 "Thousands of home sellers across Sydney are continuing to cut their price expectations amid the coronavirus pandemic, with new figures showing more than one in seven properties for sale are being discounted. Prices dropped on 14.7 per cent of properties for sale last month, new Domain data shows, falling by a median of 4.3 per cent equal to almost a $50,000 discount on Sydneys $1,143,012 median house price." Ah, one of the common recurring theme - brokers seem to want to find out EVERY SINGLE DETAIL about you and want everything backed up by documents, why? Do you know that every residential mortgage falls under the National Consumer Credit Protection (NCCP) Act 2009? And there is something called "Responsible Lending" obligations, which one part states:... "Taking reasonable steps to verify the consumers financial situation" As such, brokers need to verify customers financial situation with bank statements and so on - rather than just taking what customer says on its face value. 22.01.2022 It's been almost a week since RBA announced cash rate reduction - has any lenders passed on anything? Here is a snapshot of how some of the bigger players in the market are doing. The trend seems to be all lenders have followed CBA's path in reducing fixed rate loans for owner occupiers only and nothing gets pased on for variable loans. Disappointing results really. Apart from the smaller online lenders like Athena/UBank who have passed on the reduction, only one other lender... has stood out so far - ME Bank, who have also announced that they will pass on 0.15% reduction for all existing variable home loans. 20.01.2022 ATTENTION FIRST HOME BUYERS!! The reservation spot for First Home Loan Deposit Scheme or #FHLDS which allows you to get into your own home with only 5% deposit via government guarantee is now exhausted. The new 10000 spot which was added to the pool from 1st July 2020 had a huge uptake in a matter of 2 months and were getting updates from lenders that they no longer have any spots available. CBA & NAB was out months ago whereas popular small lenders who had 5000 spots alloca...ted to them are also reporting they are now running out. If youre looking to take advantage of the FHLDS youll now need to be placed on the waiting list until someone gives up their reservation and it could be a loooooooooooooooooong wait. Lets say the advertised interest rate for a basic product is 2.7% while a packaged product (with offset account) is 2.8%. Most people would opt for the lowest possible, right?... However little will most consumers know for $500K loan all they need is $20,000 parked in the offset account then the effective interest rate drops down to 2.69%! And if they managed to save up to $50K in offset then effective rate goes down even further to 2.52%! 18.01.2022 #LendPower Investing Tip 2 - always have insurance in place for investment properties. This is based off my personal first hand experience. Ive had to evict one of my tenant earlier this year as she failed to pay rent and after eviction the place is in a mess - so different to to the routine inspection photos that are taken literally few months ago! A quote came back at around $20K to fix up including painting the house, replacing carpet plus all the bits & pieces around the... house that needs fixing. $20K is not a small cost to anyone!! So weve put it through insurance and after detailed reviews completed by loss assessor, Im very happy that most of the items are deemed under "malicious damage". As such, I was able to get almost $16K back to get the place up-to-scratch & rent it out again. Moral of the story - no one likes paying for insurance but you never know when you need it especially when tenant left your property in a mess! 11.01.2022 Two weeks into RBA's latest cash rate reduction announcement and the trend is now clear that majority of lenders are advertising for new record low fixed rates rather than passing on the reduction for existing variable rates. This is a shame as it goes against RBA's intention on latest round of cash rate reduction but nevertheless here is the latest snapshot of how lenders responded. With cash rate sitting at 0.1% it is highly unlikely there will be further rate movements. 10.01.2022 How is our property market doing up to end of August? As per Corelogics data, for dwelling value changes up to 31st August: "Australian home values moved through a fourth month of COVID-induced falls, with the CoreLogic home value index recording a 0.4% fall in August. Although housing values continued to trend lower from their pre-COVID highs, at least from a macro perspective, the rate of decline has eased over the past two months and five of the eight capitals recorded ...steady or rising values through the month." So were certainly not seeing massive 30% crash like those predicted by the media. Melbourne due to Stage 4 lockdown has had the biggest impact so far, however rest of the capital cities are still holding up quite well overall.
