04.01.2022 We are by no means booming again but the stats are showing that we have seen the worst and things are starting to turn. In my opinion its one of the best ever times to upgrade as there are still some good deals around but yet plenty of buyers out there when it comes to selling yours. 03.01.2022 I still get asked a lot what this year may bring in terms of the real estate market. Here's my humble opinion of what the latest data means in understanding where the market is heading: 1. The median price is $525k, which is a recovery from $510k 2. The Perth market is still facing an over supply for the amount of demand with more properties coming on the market compared to 4 weeks ago where we were still towards the end of the holidays. For median price to improve further, s...ome of this supply needs to sell or be withdrawn from market. This may happen gradually with more buyers entering the market seeking value. We are seeing this already. 3. The increase in supply has meant that takes an average of 70 days to sell your home, which is a few days more than 4 weeks ago when we had less homes on the market. 4. Seller discounting: 48% of sellers need to discount their home and those sellers discount the price by an average of 7%. This is an improvement on last year. Overall, the market is strengthening but with no major gains in the short term. It is a great time to move as there is still both value and choice available for your new home. 03.01.2022 This is more positive news regarding the stabilisation and improvement in the market. In summary we have about 1,000 less homes on the market resulting from an increase in sales. Properties are also taking 10 days less to sell on average. This is only the Perth average. I can report that 95% of my homes have been sold in 37 days.
