25.01.2022 If you’re thinking about renovations, speak to the building experts first. Some may warn you about ‘over-capitalising’ which is code for ‘you’re not going to increase the value of the property by the amount you’re spending’. It’s good advice, although it depends on your intentions for the property. It also pays to speak to an expert about the most effective way to finance renovations there are lots of options. And of course the new HomeBuilder scheme is something you may ...be able to leverage. Let us know if you have questions about whether you qualify and how to apply for the latest grant.

23.01.2022 Don't be drawn in by the bright, shiny deals some of the lenders are offering right now. Sure, $4k back in your pocket may seem very appealing - especially now - but it doesn't mean it's the right loan product for you. Find yourself a mortgage broker who takes the time to understand your unique situation, and who'll help you apply the right strategy to your property aspirations. That's us.... If it works out that one of those cash back offers is the most suitable product for you, then great! But if not, rest assured we've got your back for the long-term and we'll find you something that serves you well into the future. And certainly longer than it takes to spend $4k!

23.01.2022 That is a good looking curve with more daily recoveries than new cases:
22.01.2022 We had a couple of clients asking if they should draw from Super under Covid rules to make up for their deposit shortfall. Be careful the Tax Office sent a reminder of what the rules are, it must be genuine hardship or you may get fined. If banks can identify that it is coming from a Superfund, they are also starting to exclude those funds from monies they consider available for settlement. https://www.ato.gov.au//COVID-19-early-release-of-super-/
22.01.2022 CBA hasn't got any processing overseas and.. guess what, they are as reliable as ever.
22.01.2022 The home loan landscape is so competitive, that a lot of lenders focus their attention on winning new business and perhaps forget about delighting their existing customers. If you're wondering whether you're sitting on the best deal from your lender, then - unless your loan is brand new, or you've actually spoken to them (or us) - chances are you could do better. Get in touch with us to review whether your loan is structured the right way and whether you're getting the best p...ossible offer. We'll then be able to guide you on how to negotiate with your current lender, or advise you whether it's time to switch lenders altogether.
21.01.2022 Recent PIPA and Ipsos polls show that more and more Melbournians are considering a sea change or tree change. Victoria's regional property market is set to heat up! So if you're eyeing off your own patch of paradise make sure you secure pre-approval before head to auction. DM us to get started.
21.01.2022 This should not change the fact we all want to sleep at night and only sign off on loans that can be repaid. It, however, make sense to overturn requirements that have completely paralysed some banks and blown out their assessment time frames. The flow of credit will be a big part of Australias recovery and the below will help much more than a 0.10% RBA rate reduction. We have to remember that when banks assessed mortgages prior to the financial crisis, they to be much more generous. We will never come back to that point even with the below.
21.01.2022 Well done, Daniel!
20.01.2022 A home loan doesn't have to mean a life sentence. If you're in a position to make additional repayments, you could shave years off your loan and be debt-free sooner. Use our handy calculator to see the impact even just a few extra hundred dollars each month can make: https://www.loanscope.com.au/extra-payments-calculator/
19.01.2022 Corelogic / RP Data just released their latest property market indicators which are pretty positive overall. http://images.insight.corelogic.com.au//%7B58010f63-7934-4
19.01.2022 Check out our free tool to figure out the difference that making extra repayments on your home loan can make. You might be surprised at what an impact just a few extra hundred dollars a month will have on the overall loan term. Imagine being mortgage-free sooner! https://bit.ly/3kOiD7i
17.01.2022 Interesting stats on the Super Withdrawal, 38% of people that withdrew had no drop in income. 65% went in discretionary spending and 10% on Gambling. Best of all 50% was spent within a fortnight. https://www.illion.com.au//new-real-time-data-what-has-h/
17.01.2022 There's been talk in recent years about the fact Australia will soon face the largest intergenerational wealth transfer in history. It feels morbid to talk about, doesn't it? But that might be the problem - no one wants to talk about it. Over half of Aussies don't have a will, yet hope that their children will invest their inheritance wisely.... Building intergenerational wealth isn't just for the elite. But unfortunately, it's estimated that 70% of families will lose their wealth by the second generation, and 90% will lose it by the third. Think about broaching the subject with your own parents. Do they have a plan in place for passing the baton, and what do they hope for their financial legacy? Time to get talking to our families about money, and to engage the help of experts.

13.01.2022 Great news, the ABA (Australian Banking Association) members have agreed that repayment "Holidays" should not affect credit ratings. Please remember that not all banks/lending institutions are part of the ABA. https://www.mortgagebusiness.com.au//14415-repayment-holid
13.01.2022 There's nothing like the security of owning your own home. There's also no doubt that buying property is tougher than it was for your parents. If you're on a decent income in a 'recession-proof' industry, then approval for a home loan is well within reach. Every lender has different criteria around how they'll assess your application, so it certainly pays to speak to us - we're always happy to share our insight.
13.01.2022 At last the videos of the website are in!
12.01.2022 Gov Philip Lowe has confirmed once again that negative rates were not in the radar of the Reserve Bank. Disappointing for journalists that like the big headlines but his point of view makes sense. I guess the quantitive easing and low rates on 3 years bonds at 0.25% are here to stay. https://www.mortgagebusiness.com.au//14844-rba-governor-de
12.01.2022 Remember the HomeBuilder Grant? It's a $25k cash injection to fund major renovations or the purchase of a new build. Granted, the eligibility criteria are rather narrow*, but for those who can access the grant, why wouldn't you? If this grant is something you want to take advantage of you MUST apply by 31 December 2020. Even if you don't have all your supporting documents, if you submit your application within this calendar year, you'll be allowed to provide the additional ...information at a later date. Please note this is something you'll need to do yourself - your trusted finance professional or conveyancer isn't allowed to apply on your behalf. *Get in touch to find out if you might qualify Google: 'state revenue office homebuilder' to apply.
12.01.2022 I really like people that do not follow the oversimplified herd belief.
11.01.2022 Property prices have certainly not fallen off a cliff. Corelogic / RP Data graph below seems to indicate that the more expensive part of the market had the biggest correction and are subject to higher volatility: https://www.corelogic.com.au//corelogic-reveals-where-bigg
09.01.2022 Well done Marc, another happy Loanscope client.
09.01.2022 The loyalty tax that costs most of us $$$thousands per year! Are you being charged a loyalty tax by your bank? Were you aware that the home loan rates the Big 4 banks offer to new customers are significantly lower than those offered to existing customers? Thats the thanks we get for being loyal to our lenders!... As reported in the Financial Review late last year the average big 4 bank home loan client pays 0.79% more than they have to! (Loyalty Tax article Financial review - see below). There are some incredibly low-interest rate offers in the market at the moment to entice new customers in this challenging environment, so the loyalty tax is likely to have increased even further over the last few months. We recently reviewed a clients lending a mixture of residential and commercial (secured by his home). His yearly interest bill is over $25,000 more than it has to be! Unfortunately, he is not alone and we have many other examples of clients that have saved many thousands a year by refinancing their home loan to another lender. Dont hesitate to get in touch if you think you are paying your bank a loyalty tax. It costs nothing to review your existing loans and you may be surprised how much you can save by refinancing. https://www.afr.com//bank-loyalty-tax-has-doubled-to-6b-si

08.01.2022 New videos out on the loanscope website. Clearly the french accent is still there, but my point is to share on my personality and passion with you :-) The home loan interest rates are at an all-time low, if any question on how can it benefit you, simply get in touch.
08.01.2022 Our housing market has held up incredibly well - even in the face of a global pandemic. They don't call Australia the lucky country for nothing! If you're keen to find out why we didn't experience a housing market crash this year, read the analysis from our friends at CoreLogic: https://bit.ly/33A0BQE
08.01.2022 We have started a series of videos with an agency interviewing our clients. Thank you, Colm for your generous time.
07.01.2022 New listings soar in Melbourne, the race to Christmas is on!
07.01.2022 Real Estate agents will not be able to organise private inspection until stage 3 of the roadmap. That will be at the earliest late October or when we have 5 cas...es or less a day: Third step Restricted. Limited activities allowed including outdoor auctions (with caps) and private inspections by appointment. That is really bad news. Motivated vendors needing to sell will only have a small window before Christmas. Buyers are unlikely to see the normal stock coming to market this spring. I am hoping that some industry lobbying will start. I am not sure that a private inspection is more dangerous than a diner for 5 at home or a retail outing.
07.01.2022 2.49% - 2.51% comparison rate variable with $2000 cashback.
06.01.2022 We welcome feedback, Loanscope is proud of its reputation of excellent customer service.
06.01.2022 Doing nothing has never been a good strategy when it comes to trying to get the most out of your bank. While the RBA have slashed the cash rate to just 0.1%, it's wishful thinking to assume lenders will pass this cost saving on to their customers. Here's why most home loan customers could miss out on a rate cut if they do nothing https://ab.co/3eZoyFz

05.01.2022 We all know the best things in life aren't things, right? And as often happens, science is there to prove what we intuitively know to be true: spending time in 'nature' is good for you. Research from this time last year tells us that people who spend at least two hours a week in the natural environment, are FAR more likely to report good health and psychological well-being than those who don’t. ... Does this ring true for you? Let us know in the comments Google: ecopsychology for more See more
04.01.2022 Amusing outside view from the New York Times... the question will be if we eradicate the virus here, how long do we have to stay on our islands for? Maybe time to organise a New Zealand holidays as I havent been there yet.
04.01.2022 The new world of online auctions... not quite there yet.

03.01.2022 It has certainly been an interesting year for all of us. I would personally argue that Covid19 has helped to keep prices in check. Prior to Covid, the real estate market looked like it was going to get pretty hot. So where are we at now? https://www.corelogic.com.au//CoreLogic%20home%20value%20i

03.01.2022 If you're already a few rungs up the property ladder, you're well on your way to creating more wealth for you and your family. That equity you're sitting on is absolute gold. And if you're not making it work harder for you, then it could be a missed opportunity. We're getting a lot of enquiries lately from savvy home owners who are seizing the opportunity to invest in that second or third property.... Lenders are tightening their requirements at the moment, but if you're already proving you can afford your mortgage repayments, then you have a distinct advantage when it comes to getting approval for that next mortgage. Get in touch to find out how.
02.01.2022 The crystal is in the mail I assume! Award ceremonies online are a little different from our normal celebrations, I must say. I am quite proud of achieving $150mil in loans. That would represent about 400 loans, helping people buy their dream homes, their first homes, commercial properties or save by refinancing. It is all I wanted to do after years working in banks for someone else; ditch the boss and enjoy looking after my clients! Our business has evolved and 5 years on we... have a St Kilda Road office and we are now a team of 3 brokers with 2 support staff. Daniel Venpin has been with us for a while and Marc Cam has discovered his calling, earning his stripes very quickly. It seems that all he can talk about is bank policies and how to get his latest client approved! If you are interested I am also now looking for our next trainee broker, someone eager to learn and who will be a good fit for our tight-knit team. The adventure continues!
01.01.2022 Blue sky thinking is brainstorming without limits - and it's not just for corporate change specialists. We love working with our clients to uncover their gutsy, audacious goals.
