25.01.2022 How are WA renters going during the COVID shutdown? A national survey has found renters are still struggling, with 59% of renters having their income reduced in recent weeks.

24.01.2022 Shelter WA have done some incredible work on how a "Rent Hibernation" could help both landlords and tenants during these challenging economic times. "Hibernation mode refers to the minimum amount of rent needed during a state of emergency to cover the most critical costs landlords face in holding investment properties, after government and financial institutions have reduced cost barriers. Under this modelling we would expect that the hibernation rent of WA would be $226 pe...r week. This is just 65 per cent of the median weekly rent repayment for Western Australia ($350). "This model demonstrates how governments can rethink rental charges on landlords during times of crisis. It presents an opportunity for all levels of government to come to the table and assist both landlords and tenants, so neither is placed under increased financial pressure at this time." 22.01.2022 A national community coalition made up of people and organisations who work with renters are calling for urgent action to support the huge number of people and families who face the prospect of losing their homes due to the economic impact of COVID19. You can sign the open letter, calling for a minimum standard of measures to protect residential tenants at this time: >Stop evictions for rental arrears or evictions where the tenant is not at fault, covering all tenants includi...ng occupants. >Supporting renters to terminate a rental contract that is no longer viable and is causing hardship, without being burdened with unfair debts or penalties. >A requirement for binding arbitration where tenants and landlords cannot reach agreement on a rent reduction. This arbitration should take into account the financial position of both tenants and lessors. >A temporary freeze on any rent increases. >Direct financial support for tenants who, after genuine rent reductions have been applied, would struggle to afford their rent. >A requirement for banks and insurers to offer genuine relief to landlords who have reduced rent. This would really help to #MakeRentingFairWA during these tough times!

20.01.2022 GREAT NEWS! The Residential Tenancies (COVID-19 Response) Bill passed the Legislative Council yesterday afternoon with amendments. It has been made retrospective, so it offers renters protection from 30 March onwards. So, if you received an eviction notice in the last two and a half weeks - you will have recourse based on the new law. Members of the Make Renting Fair Alliance will be meeting with Consumer Protection early next week to make sure the guidelines and regulation...s will address the issues tenants have been raising with us. 18.01.2022 Chris Martin, a housing expert at the University of NSW, said it was likely many tenants would be required to start paying back rent arrears they had accumulated when they reached the end of the Covid agreements they had brokered with landlords. Martin acknowledged the housing market was changing, with falling rents and an increase in vacancies in many places, but also noted welfare payments such as jobseeker would by cut by half in September. That could be a disaster for people individually and for the sector, he said. Thats a bit of a time bomb.

Freo is a very diverse community with many young families, students, people with disabilities, first nations peoples, rough sleepers etc. With many members of our community facing renting stress and homelessness we need to pull together now more then ever as everyone deserves a home.

06.01.2022 Just in. The moratorium on evictions has been extended in WA for 6 months. This is a significant win for the many tenants who have been struggling due to the economic impacts of COVID-19. This will prevent tenants becoming homeless at a time when vacancy rates are low and new rental properties are hard to find. It also acts as a preventative measure by keeping people housed in the event that we get any further community transmission here in WA. MRFWA congratulates the McGowan government on this announcement.

03.01.2022 #MakeRentingFairWA alliance member Anglicare WA released their annual Rental Affordability Snapshot today. It compares the affordability of available rental properties in Perth and parts of regional Western Australia before and after the introduction of the temporary $550 fortnightly Coronavirus Supplement, which began being paid to recipients this week. The Snapshot showed the Supplement has increased affordable rentals in WA; before the increase, in Perth only one listing w...as affordable to someone receiving the Jobseeker payment a bedroom let for $90pw, now the rent on 51 properties is less than 30 percent of JobSeeker, which is considered affordable. It is clear that the supplementary payment needs to be made permanent.
