05.01.2022 The proposal is seeking a resolution to integrate modular system, Passive design and low maintenance to 7 lots where have limited built area due to constraint of reserved trees. Areas with reserved trees covered are designed as communal area and vegetable garden. It is irrigated by recycle water from kitchen waste water and rain water. Modular System Modular spaces grow vertically on a rectangular plan to save building foot print. Tandem parking is considered as resolution ...for this built form. Columns and lightweight walls system are considered to reduce building weight also allow variability for insulation design. Modular system also allows the design to be adapted easily to other 6 lots. Passive Design Passive design is applied to raised building volume, all building façade as well as spaces between floors. Building is raised for purpose of increasing cross ventilation. Vertical screen is selected for infills between columns on ground floor parking rather than solid wall which allows air flow travel passing by both top and bottom of the building and that enhance the efficient of heat exchange to internal spaces. Triple layer façade (Window Louvre Window) is introduced to the elevation facing to communal area. This façade enhances not only external and internal heat exchange but also provides a solution for privacy by using louvre in middle layer. Where facade facing to adjacent building a double layer system (Screen Window) allows the permeability for sunlight and keeps privacy for neighbours. Horizonal linear louvres placed to perimeter of building on every level which connected to space between floor and slab. This space allows external air flow goes through the building and exchange air in each modular space which gives better control on heat exchange and internal temperature. Low Maintenance Services is proposed to be located to underside of first level slab and services pipes go through all levels using only single service riser at the back of building. This service riser is also used for drainage. The service riser is design against vertical circulation (stairwell) and its access doors are located on every level. Communal Area Since trees must be reserved why not make the most use of them? By proposing window elevation to building sides facing to communal area which forms communal area a private courtyard shared by both tenancies. With activities happening on this private courtyard which connected dining rooms and livings rooms. Bedrooms always facing to reserved trees which framed trees as live picture and forms natural privacy to the other unit. See more
