25.01.2022 Cheep and cheerful properties, with the right fundamentals got me to where I am today I've never owned a blue chip property or developed a multi-unit site. You don't need to buy into expensive multi-million dollar developments if you don't want to...even though your ego might be screaming at you that you SHOULD buy one of these bad boys! One of my recent land subdivisions cost $200k all up total development cost including the land. I put in $70k of my own cash and am realising a profit of $80k before tax. Very low risk, very low effort, stress free and I can run multiple of these along side each other. Don't feel like you can't afford to get into the game and definitely don't get yourself into financial strife to be a property investor or developer when you don't need to. Happy safe investing!

22.01.2022 Update on our second dwelling build and subdivision in NZ. The roof is on! Heading over next week to inspect and start renovating the existing house ready for sale. Cost to subdivide would be about $70k. Now considering trying to sell this as home and income on one title. Cost of new build so far $220k. Existing house was bought for $390k. ARV of existing should be approximately $500k after some internal paint and cleaning. New build value around $450k. Main house should rent about $430 pw and new build $380pw.

22.01.2022 I've just sold this little place in Georgia, US for $100kusd. I bought it about 2 years ago for $60kusd. Bought for cashflow it was renting for $1,000 USD p/m. Last year I cashed out $50k from the equity in it from the market rise to buy a house outright in Detroit (which rents for $850usd p/m but room to improve). Mainly sold this property because it's going to need maintenance spending before very long. With the funds from this sale I'm paying down some debt and reinvesting into the US to make these profits work harder .

15.01.2022 I thought I'd share with you what I'm doing with US property investment at the moment. A couple of years back I bought two properties in Atlanta. One bought for $65k USD and the other at $80k USD. The market had already started to rise there, but they were still fantastic buys, you just can't get that combination of price point, yield and quality of property here. One was rented at $1050US and the other at $1095US. That is an AWESOME yield! They jumped $30k USD each in growth... quickly and I cashed out to buy a third property at $65k Fast forward two years, I sold two of them to buy into other deals. Both sold to another investor within an hour of me advertising them! One sold for $100kUSD and other for $105k. The market in Atlanta no longer represents great buying for investors in general, so I've moved to the Detoit market. 15.01.2022 When I bought these four properties about five years ago I knew they were a safe investment. Bought in smaller cities, and in the first home buyer price range. The rents covered the mortgages and there was still cashflow left over each month. Fast forward a few years I've sold them this month with a $570,000 profit before tax. This is how ordinary, working people can set themselves up very well for retirement. You don't need a big budget, you just need to have (or get) good money habits (savings for deposits) and most importantly you need the will to do it.

14.01.2022 It's Friday! Is there aything you want to do to set yourself up for next year? If there is, start this weekend! Really you should. About 10 months ago I bought this block of land in Vic, Australia. I never saw the land, just information on realestate.com.au. A bit of paperwork, a few phone calls, some extra money needed for a town planner, surveyor, the power company and a couple of other contractors (I employ a lot of people)... but not alot of money spent, if you have a ...job you can easily save for this over the year. Fast forward about 10 months my one block of land is now subdivided into two. Instead of one family buying it, two families have an opportunity to buy land. The two blocks are more affordable and need less maintenance than when it was one big section. The blocks are due to go to market soon. Over the next ...few weeks, I’d like to pass along some of the principles that people said they were finding most helpful. For the most part, life gives you so many decisions to make and so many opportunities to recover from your mistakes that, if you handle them well, you can have a terric life. Of course, sometimes there are major inuences on the quality of our lives that come from things beyond our controlthe circumstances we are born into, accidents and illnesses, and so forthbut for the most part even the worst circumstances can be made better with the right approach. For example, a friend of mine dove into a swimming pool, hit his head, and became a quadriplegic. But he approached his situation well and became as happy as anybody else, because there are many paths to happiness. My point is simply this: Whatever circumstances life brings you, you will be more likely to succeed and nd happiness if you take responsibility for making your decisions well instead of complaining about things being beyond your control. Psychologists call this having an internal locus of control, and studies consistently show that people who have it outperform those who don’t. So don’t worry about whether you like your situation or not. Life doesn’t give a damn about what you like. It’s up to you to connect what you want with what you need to do to get it and then nd the courage to carry it through. #principleoftheday

04.01.2022 The good, the bad and the ugly! Update on my land subdivision in Vic, Australia. We're now eight months into a technically very straightforward (except for discovery of native flora on site) subdivision of one block of land into two. The project involves taking one very large and expensive block and proposing to cut it lengthways to make two more manageable, affordable blocks with direct road access and with services on the land. What could possibly go wrong? ... Well the local council advertises all planning applications for two weeks. I rang the Council Planner today at the end of our advertising period and we have one objection! I cannot imagine what grounds anyone can have for this but I'll talk to our designated planner and find out. In any case, this means more delays and more costs. We're not building a skyscraper here, but splitting a huge block of land that may be too expensive and too overwhelming for many to manage into two large, but more affordable and manageable blocks of land. This is just one of the many trials of property development. We have to just hang on in there though and keep pushing forward. I'll let you know where this goes next...
