24.01.2022 A pretty cool way to finish 2020 with the sale of 51 Love St Cessnock! Property sold for $50,000, that’s right .... $50,000 over asking with 8 parties chasing after the property I have since listed another ultra-cute Federation home and have had inspections off market! Such strong demand for this style of home !! You can see why with a facade like this .....
24.01.2022 It’s about time one of many schemers get taken down!!! Something I feel so strongly toward....these scum bags should be jailed for life! Because they ruin others! Mostly, they pose as investor groups and offer expert knowledge of up and coming hot spots (not COVID lol) for amazing growth and phenomenal r.o.i.... after 3,5,7 years the clients then start to realise the return is not desirable and the growth not as promised! Already having a bad taste in their mouths, they the...n approach a real estate agent who says they can sell the asset for no where near what the client had been promised. These conversations then go 1 of 3 ways: 1) real estate agents are liars, you don’t know what you’re talking about etc etc ... phone slam. 2) wow. Didn’t realise that, we felt weird at the time investing hundreds of thousands of dollars and not researching it enough. We can see the evidence you’ve provided - please try and sell the investment property. 3) nup, stuff it - we’ve made nothing - we will continue to hold it. These scenarios happen soooooo more often than you’d expect! People investing HUNDREDS of thousands of dollars into top quality investments they know nothing about and bluntly, getting bloody ripped off!! Recently, I had a buyers agent from Sydney call me and ask me to provide rental estimates for 2 properties being constructed in the Hunter as well as sale appraisals for estimated sale value. Straight away I said no and I asked the agent what their client was seeking to benefit ... long term capital growth, rental return etc etc. The response: aw doesn’t really matter that’s their decision if they want to invest their money in here just to help. I’m sorry, that’s an appalling answer ! If the agent or investor had done their due diligence, they’d know that the money they are planning to spend on the build will not offer either of the desired outcomes in the area that the property is in. They will see minimal capital growth and negative gearing. That’s all. So I made it clear to the lady that I won’t be supplying any of that information to her unless the client calls me directly so I can give them the research directly. Never heard back from them! I cannot stress enough.... if you or someone you know are thinking of investing like this or are approached by a company like this .... DO YOUR RESEARCH! Contact local agents, ask questions about growth, visit the development site etc etc. because when you go to cash in down the track or god forbid something in your life changes for worse and you need the $.... there would be nothing more gut wrenching than being told the above ^^^^. 13.01.2022 Eric Thomas has an awesome motivational speech/podcast about Going all in. He was homeless as a teenager, dropped out of school, ate out of trash cans. Changed his life around and is now one of the most successful motivational speakers in the world - some would argue on par if not bigger than Tony Robbins! In that talk he says I woke up one day and said, I may as well blow up, I may as well be successful, I may as well go all in, I may as well try and make something of my ...life, I may as well get a stable job, I may as well start earning my dream income, I may as well dress nice, I may as well start eating healthy instead of stealing food from restaurants. His amazing wife has been his rock through his whole career, no doubt they’ve been through some hard times together. Saving money to buy a house, renting, getting broken into, having money and items stolen etc (he talks about this). BUT, he finally reaches the top, his success.... his wife was diagnosed with MS. Another challenge for their family and one they continue to overcome !(another podcast he does talking about this). If stories like this or other success stories you may have heard don’t pump you up or impact the way you see day to day life, I don’t know what will. Why do a job you hate, why be around people you don’t like, why eat shit when you want a different body, why say things you don’t mean.... Success is measured differently for EVERYONE! Might be knocking off at 2pm to pick up your kids from school and spend every afternoon with them.... everyone sees you knocking off early ... but they don’t see the 3-4-5am wake up, gym sesh, missed breakfast with the fam etc etc. Might be earning 100k at your new job.... whatever it is, we don’t know what tomorrow, next week, next month or next year holds .... may as well go all in and get it right ...?!
