First Home Loan Deposit Scheme Ordinarily a deposit of 20% is required or your are required to pay mortgage insurance which is an insurance policy which protects the bank for the higher amount you are borrowing. This can be quite costly and there are numerous additional considerations before the loan is approved... The Federal Government has announced the First Home Loan Deposit Scheme will be extended which means that if you qualify you will only need a 5% deposit so for a $600,000.00 (being the highest purchase price) purchase you would need $30,000.00 instead of $120,000.00. You apply for this scheme via your lender and some 27 banks are participating in the scheme. First Home Owners Grant This grant only applies to a dwelling that has not yet been lived in, is built after land settlement or in some cases if you are the first purchaser after the house has been constructed). Your bank applies for the grant at the time of drawing down your loan and the funds are available either at settlement of your new home. 3. Stamp duty concessions A first home buyer purchasing a property upto the value of $600,000.00 will pay no stamp duty (a saving of $31,070.00 on $600,000.00) For properties between $600,000.00 and $750,000.00 there is still some concession on a sliding scale. 03.01.2022 Just a Shoutout to all victorians who have dealt with the past 4 months of what I would say has been beyond comprehendible. While the rest of the country has be...en living some what of a normal life, we had to succumb to the fact that we couldn’t do anything. From seeing mates, to going out for dinner with your family, or to just going to the shops on a Sunday arvo to spend money on clothes you dont need, or even just a bloody haircut it’s been something I wouldn’t wish on any community to have to go through let alone a whole state. But we are slowly getting back our freedom and for some I have no doubt it will be quite nerve racking, so yet again I’m here to offer a ear to listen if anyone has or is struggling with what’s happened the last 4 months or is stressing to go back to normal life. My inbox is open and I’m a phone call away and as I always say if you have gone through tough times cause of covid I am more than happy to help where I can. Don’t ever feel afraid to ask for help as I have had to on numerous occasion over the past few months.
