22.01.2022 10,000 MORE OPPORTUNITIES TO HELP AUSTRALIANS BUY THEIR FIRST HOME sooner 10,000 places under the Australian Government’s First Home Loan Deposit Scheme are now available for the 2020-21 financial year. Under the Scheme, eligible first home buyers can purchase a modest home with a deposit of as little as five per cent.... Through the National Housing Finance and Investment Corporation (NHFIC), the Australian Government guarantees up to 15 per cent of the assessed property value to a participating lender. To date we’ve seen widespread appeal of the Scheme across all states and territories, including regional and metro areas, NHFIC CEO Nathan Dal Bon said. Notwithstanding the current challenges posed by COVID-19, we anticipate that there will be continued demand for these new 10,000 places. First home buyers can check their eligibility and apply for one of the 10,000 Scheme places for the 2020-21 financial year through a panel of 27 participating lenders. Applications from 1 July will require a 2019-20 Notice of Assessment from the Australian Taxation Office to demonstrate that their taxable income is no more than $125,000 for individuals and $200,000 for couples. 06.01.2022 AN INTERESTING TALE - I recently popped into an open inspection for a rental property that was generating a lot of interest and was saddened to see a former client putting in an application to rent the property. I don't know whether his circumstances have since changed since I last spoke with him but I was saddened because about 7 years ago we had an approval in place for him to purchase a property in Yamba only a few streets away from the property he was viewing to rent. H...e decided not to purchase at the time and I guess is regretting the decision as he is now looking to rent again at almost twice what his loan repayments would now have been. Prices to purchase in the area have also skyrocketted keeping that illusive dream of buying a house even further out of reach.... We don't have a crystal ball for the future but do not hesitate in coming to us for a quick enquiry to check if you are eligible for a foot into the property market. Food for thought!
