Below you will see Manly on the Northern beaches of Sydney, you can clearly see the end of Summer where the vacancy rate increases (tourists and backpackers go home) and then drop again as Spring arrives and they all come back to enjoy the Aussie Summer. Its a yearly trend that can be banked on, if you're from the area and were considering changing properties, as a local you always did it in Winter, more affordable and more choice!
