While the COVID-19 downturn has had a dramatic impact on agent activity and listings volumes in residential real estate, reports indicate that so far the value of dwellings has been relatively resilient. The fact that listing volumes and seller activity is low, and therefore available housing supply constrained, may be one factor preserving relative stability in property prices. ... The pause on mortgage repayments being offered by banks may be another key factor in the stability of property values. Predictions the RBA and the banking sector may extend reprieve for mortgage repayments in the scenario that the economy has not made improvements within six months, but that said, once the economy returns to a state of normality, some households will have un-paid interest capitalised on their loan. This increases the amount of debt held, which is important to keep this in mind.

The home loan rate war continued to heat up this week as the lowest variable rate in Australia dropped to 2.19 per cent and experts predict the competition will only intensify. The special from Reduce Home Loans is for owner-occupier variable customers with loans up to $850,000.... Analysis from RateCity.com.au shows that at the end of March just 19 lenders offered at least one fixed or variable rate of 2.5 per cent or below. Almost three months later, with no additional cuts to the cash rate, this list has grown to 77 lenders. This seems to be sparking some interest in buyers as there is more buyer activity happening right now, and not enough properties available. During the coronavirus crisis, there have been projections of house price increases as well as major price falls, while some say the falls are already occurring. What we can say with some certainty is that major financial support measures from the Federal Government will reduce the likelihood of significant price... falls at least in the short-term. In a situation such as COVID-19, the non-liquid nature of residential property is somewhat advantageous. While it is still too early to tell if property prices are falling or will fall, the financial support that has been put in place will dramatically reduce the likelihood of significant price falls. Since state and territory governments began lifting COVID-19 restrictions, the property market has responded with a jump in the number of new properties being advertised for sale on realestate.com.au.
