24.01.2022 So you got an offer (score!), but it has a contingency (sometimes referred to as Special Conditions). Here's what you need know: First, cheer up! A buyer loves your homeso much so that he or she put in an offer (seriously, they really like it!). There's just one little catch (AKA the contingency). In order to buy your home, the buyer wantsor needssomething else to happenlike their financing to come through, the inspection to come back clean, the appraisal to ...prove worthy, or their current home to sell. As long as the contingencies are met within the given timeframe (usually 60 days)the deal is as good as done. When you get an offer with a contingency, talk it over with your real estate agent to make sure it works for you. When looking at furniture, make sure it is something that you will love and get great use out of for many years to come. Here are some tips to carry with you as you walk through those furniture shops: Construction quality: You want the pieces you choose to be durable and heavy. Make sure the price is reflecting how long it is going to last. The vibe of the room: Make sure you are coordinating what you choose with the other pieces in the room so that they go together well. Will it be trendy forever? Is the piece a shape or style that may only be in trend for a year or two? Or is it something that will stand the test of time? 18.01.2022 The Australian credit score system is unique! In the United States, there are country-wide credit reporting agencies which generate a score based on your credit history. The most commonly used system is known as the FICO score (similar to our equifax score). A FICO score is between 300 and 850, and the higher the score the better.... A low credit score in the US will almost certainly result in you being unable to borrow money, or be able to access money only through expensive specialist lenders. The FICO score is calculated based on the following: The repayment history of your existing debts How much of your credit card/overdraft limits that you have used. Length of credit history The types of credit you have The number of times you have applied for a loan recently. The critical difference between the US system and the Australian system is that in the US you have the same score with every lender, whereas in Australia each lender generates their own credit score! 16.01.2022 Goofs, blunders, slip-ups, and mistakes...they are a part of life, no? But when it comes to decorating your home, they don’t have to be. Keep your home looking pulled together by avoiding these common decorating gaffs as told by expert interior designers: Thinking everything has to match. Matching sets may be easy to purchase, but they don’t reflect your personality. Take your time selecting pieces that yes, coordinate, but also reflect your unique style.... Using the wrong size rug. The experts say family room rugs should be big enough to fit the front feet of all furniture on the rug, so don’t skimp on size when picking out your next rug. Hanging curtains too low. Hang curtains just below the ceiling (not slightly above the window), and allow them to extend all the way down to the floor. Placing furniture against a wall. Unless it’s a tight space, putting sofas, chairs, and end tables against a wall often leaves large, empty spaces making cozy conversations almost impossible. 12.01.2022 Ready for step 3 of the Simply Selling process? Show it. Once you’ve shared your home with the world, it’s time to face those showings and open homes like a boss. And here’s the thing. If you’ve cleaned, decluttered, and cleaned again, you’re well on your way to wowing buyers the second they step inside your home. ... When it comes time for open houses, stay calm, cool, and collected with these five tips: Have a plan. In a perfect world, you’d have at least a full day’s notice to get ready. The reality is, you may only have minutes. Before your first showing, make a list of tasks in order of importance. Don’t be afraid to throw laundry, toys, or small appliances in the car to keep them out of sight. Short on time? Swish the toilets, run the vacuum, and take out the rubbish. Think neutral. Get any room ready with a few neutral pillows, baskets for easy stowing, and slip-covers to cover outdated furniture. Clear the counters. Clear kitchen counters, store small appliances, and swap out family photos with less personal prints. Don’t forget Fido. While you love your furry family member, sadly, not every buyer will. Make sure your dog or cat has a place to go that’s out of sight and sound during showings. Take out the rubbish (yes, literally). Before a showing, make sure rubbish is in its right place far away from buyers’ sensitive noses.

07.01.2022 So you applied for a mortgage, and your loan application was denied. Boo. But keep your chin up and don’t stress there’s hope yet for aspiring homeowners just like you. Here’s what you can do: 1. Find out why you were denied. Your lender is required to give you a definite answer as to why your application was turned down. Having this info will help you know what you need to do for next time.... 2. Check your credit report. Pull your free credit report and make sure there aren’t any errors. 3. Pay down your debt. Most lenders want to see a debt-to-income of less than 43 percent. Do what you can to come in under that number by paying off credit cards, car payments, and any other outstanding debt. 4. Shop around. If you were denied a conventional loan, talk with your lender or mortgage broker about other loan products that may work with your financial profile. It’s not a legal requirement, however your lawyer or conveyancer will usually recommend you insure your home (or investment property) when you exchange signed copies of the purchase contract with the seller. Also, most mortgage lenders require you to take out insurance before the loan becomes unconditional. How do I get the right type of cover to avoid being underinsured? Accurately calculate the cost of rebuilding your house and the value of your belongings. Understand the difference between total replacement cover and sum-insured cover with home insurance. Make sure your contents insurance covers the replacement value of your belongings ('new for old'). Check the exclusions what is not covered and maximum claim limits. You’ve got an offer on the table, and you’re in the nail-biting negotiations.... This is the FUN part, am I right? Keep the negotiations humming along and the rest of the process on track with these three tips. 1 Be transparent. It doesn’t help you, your buyer, or your real estate agent to hide or omit relevant info about your home’s condition. Disclose everything you know upfront to avoid hiccups and headaches. 2 Be clear. Your real estate agent is your advocate in the process, so let him or her know what you’re thinking and feeling. Don’t sit on your questions go ahead and ask! It’ll prevent regret and frustration later down the road. 3 Be confident. Your agent has done the research and you have the appraisal to back it up. While you may need to negotiate a little, be confident in your listing price and don’t give up too much too soon. 01.01.2022 It’s a big decision that will impact the look and feel of your home for years to come. This week’s Fix-It-Up-Friday is all about your front door. You know it needs some TLC, but should you paint it or replace it? Here are a few tips to help you identify which DIY path is right for you: If your current front door is wood (or painted wood), you can sand and repaint/restain it for little more than $100 and a bit of elbow grease.... If your current door is steel and spotted with rust, dents, and dings, you may want to consider a new exterior door. Try this. Shut your front door from the inside of your home, and take a few steps back. If you see light shining through the bottom of the door, other things like drafts, water, insects may seep in. If you decide to replace your door, consider fiberglass. Fiberglass has the lowest maintenance when compared with wood and steel. The bottom line is this: If your wood door is in great shape, just paint it. You can always go back and replace it later.
