Today we discuss interest rates and associated fees. WHAT IS THE INTEREST RATE? Interest rates change depending on the lender. The main types of interest rates are fixed and variable (although there are also other types of interest rates available). Fixed interest rates: The interest rate stays the same for the duration of the fixed-term period. Variable interest rates: The interest rate can move up or down with the market or an index for the term of your loan. WHAT IS A COMPARISON RATE? A comparison rate calculates the true cost of a loan by combining the loans interest rate with other associated costs and fees. WHAT ARE THE ASSOCIATED FEES ON THE LOAN? Sometimes loans can have fees attached in addition to the amount you’ll be paying off. Some fees are just a one off, but some you may need to pay monthly or yearly. This is something you need to clarify with your broker to ensure there are no surprises. 19.01.2022 You read that right The mortgage broker channel has recorded its highest ever market share result with brokers settling 60.1 per cent of all residential home loans during the July September 2020 quarter, according to new data. The figures come in the latest data released by research group comparator, a CoreLogic business, which was commissioned by the Mortgage and Finance Association of Australia (MFAA). This is the largest annual increase for nearly three years. 03.01.2022 STOP PRESS THE LOWEST RATE IN HISTORY Yes, that's right, on Tuesday November 3rd the Reserve Bank of Australia (RBA) announced its cash rate decision, cutting the official rate from 0.25% to a new record low of 0.10%. What does this mean for you? Well assuming the banks pass on the rate reduction, this will see your loan repayments reduce again, which means more money in your pocket or the ability to pay off your loan sooner. Now, this is important... you need to make s...ure you have the home loan that's right for you. You need to speak to someone (like a mortgage broker) who can compare multiple lenders and all the products they have available (and sooner rather than later to make sure your current loan ticks all the boxes). So, why is the Reserve Bank reducing rates to the lowest time in history? Two reasons, first to keep the Australian dollar low which makes our exports cheaper and thus competitive. This helps with economic growth and improves employment needs. Second, by maintaining low rates, this allows a business to borrow funds at low rates to help them invest in their business and thus support further employment opportunities. With such low rates and ongoing government subsidies, this all goes well toward putting a floor on housing values and potentially will drive further increases as employment improves and the cost to borrow remains extremely low. 02.01.2022 Recently we shared that the Federal Government had committed to make available an additional 10,000 places under the First Home Loan Deposit Scheme (FHLDS). This week we wanted to update you on the criteria for these places... The additional 10,000 places form part of what is now being called the FHLDS New Home Guarantee (NHG) for new homes and newly built homes. The allocations are available to first home buyers that are Australian citizens and at least 18 years old.... Like the original FHLDS, the New Home Guarantee is means tested. Applicants must have a deposit of between 5 and 20% of the property’s value. It is only available to those wishing to build a new dwelling or purchase a newly built dwelling, your MoneyQuest broker can share with you the definitions of eligible properties. Investment properties are not eligible. If you are single you must have a taxable income of up to $125,000pa for the previous financial year; or a combined taxable income of up to $200,000pa if applying as a couple. There is a revised set of property price caps that also apply for eligible properties under the NHG, that differ from state to state, which your MoneyQuest broker can share with you. AND FINALLY... rumour has it one of the big four has announced it will open a new waitlist for the FHLDS New Home Guarantee, and will start accepting conditional approval applications from Wednesday of this week.
