A little different to the old 30 day contract and finance clause. So how do we learn a little more about what to do if the house you love, is up for Auction?... Call one of our Brokers to discuss your options, but in the mean time; Check out our top 5 tips: 1. Check out local Auctions! It is quite daunting to purchase at an auction and you can very quickly get swept up in the excitement, go to a local auction and check out how it works before registering for your own. 2. Organise your finance! Remember an Auction contract is not subject to finance! Give us a call to get a conditional approval before going under the hammer! 3. Do some research! Do some investigating into the recent sales in the area for similar homes and gain a rough understanding of the property value. 4. Use your head not your heart! Set a limit on your spending (talk to your broker about this) Remember that once you commit to a price, you must be able to pay the full amount, so do not bid over your finance limit! Sometimes it is helpful to take a support person to keep you in check. Or better still - ask someone else to bid for you using your maximum limit as a guide. 5. Check the contracts If you intend on bidding at auction, it is wise to shoot the contracts to your conveyancer prior to purchasing. This will ensure there are no legal headaches further down the track.
