01.01.2022 We called it. This lucky client and his family took our advice. Melbourne Property Inspections was asked to return to a property in Kensington to undertake an invasive inspection of the wall cavities behind the bathroom based on evidence suggesting the possibility of further damage to concealed areas. We were lucky enough the vendor allowed de-construction of his bathroom prior to our client making the purchasing decision. Not only did we find significant rot but significant termite damage through treated pine! The next step here is to pull up the flooring to enable access into the sub-floor. Likely rectification costs - $100k.
