25.01.2022 It's a No Surprise Tuesday. The Reserve Bank has left the official cash rate at 0.25%. In other news, an additional 10,000 placements in the First Home Loan Deposit Scheme was announced over the weekend so its a great time as a first home buyer to stop renting and dip the toe in the mortgage pool. 24.01.2022 Hi folks, As you can imagine I've had numerous enquiries related to what people have seen announced by banks last few days and also with respect to people's personal circumstances. Here's a couple of matters that are recurring themes from the enquiries I've had which I thought we'd share some info on;... A lot of people are contacting me to see if they can switch out of their current fixed rate contract into the lower rates announced by banks recently. At this time, Banks are not deferring their right to charge prepayment cost where anyone breaks their fixed rate prior to the date of its maturity. I am happy to do a cost/benefit analysis for anyone seeking to exit their fixed rate contract early however it is likely that the cost to exit will exceed the benefit you'd receive by breaking that rate in the majority of cases. Anyone seeking to get an indicative break cost figure should contact their bank and request same and feed that back to me and I can do the math to outline whether it would be worth your while or not. Please consider carefully whether you need to access hardship provisioning before seeking same and accepting terms in that regard. Remember, interest WILL still accrue on your loan - this is a repayment arrangement for a specific term, not a wholesale deferment of your obligations under your loan contract. Listen to what the bank advises as regards their expectations for catching up those repayments in due course - they may want you to increase repayments at the end of the hardship term so make sure you understand what it is you are agreeing to. They may grant an extension of loan term but even that could have ramifications for you as regards retirement planning. By all means, gather that information and feel free to discuss with me before committing. I will be happy to provide general advice. If you are able to continue meeting your repayments meantime from savings or from income, it may well be in your best interests to do that rather than entering into a hardship agreement with your lender. 21.01.2022 Good morning all, it's been too quiet in this page but that is simply due to having been smashed with enquiry this past few weeks and a fair bit of it around the state and federal government's home builder incentive schemes. By now, most of you will be attuned to the fact that, subject to certain conditions, there is the capacity to tap into $45,000.00 worth of grants for non First Home Buyers and an additional $10,000.00 for First Home Buyers under the existing First Home Ow...ner Grant Scheme. What many of you may NOT understand is that the Home Builder grants ($25,000.00 federal, $20,000.00 state) are not something that can be considered as part of any potential deposit/equity stake in a project. That means that without you having equity in an existing property or the availability of a family guarantor, you still need a deposit of your own. Why can't the grants be considered as funds to go into the project? Quite simply, two reasons; 1) The grants aren't payable until construction has commenced and on any project, whether it be building or renovation, your money must go in first. Clearly this can't happen when the grants don't come through until after construction commences. 2) More importantly, and to the point, the grant is applied for by the homeowner, not the bank, and is paid directly to the homeowner, and not the bank. So, the bank has no control over where you put those monies. You could well buy a car or a Harley or a new spa, and there is nothing the bank could do. Without control over the application of those monies, they can not be taken into account when looking at the finance side of things. So, the blanket rule at this time is "the grants are lovely, but they do not come into consideration when we're putting the finance together". As to how much deposit of your own you'd need, that can differ from client to client depending on what funders we can access for each so best to talk to your local broker (that's me), and we can set you straight. Here's a handy state government website link that talks about the state grant but also provides a link to information on the federal grant as well. I have no doubt this is a topic we'll return to. 14.01.2022 It's just hit the 25th anniversary, in the last two weeks, of the release of one of my true "guilty pleasure films" - Clerks. This was the go-to flick in the mid-nineties, full of savage one-liners, witty dialogue, engaging characters, and the cool vibe of the slacker generation. Now it gives me an excuse to use it as a an opportunity to assure you "we're open". You may not be buying a house right now but your finance could probably do with a tune-up. Let me give it the once over, iron out the kinks, and get it snazzy again

12.01.2022 Good evening all. Couple of things to share. Firstly, the Reserve Bank met today and kept the official cash rate at 0.25% for a further month. Does that mean we're in for a period of consolidation when it comes to interest rates? Good question - let's keep watching. Secondly, I've had a fair amount of inquiry lately from people looking to use funds they've accessed from their superannuation as deposit funds toward purchase of a property. Let's talk about that. The governmen...t provided people who had suffered a downturn in employment/income with access to $10,000.00 in the 2020 and 2021 financial years to assist with meeting living costs so it could minimise the impact of any hardship they were under as result of COVID19 impact. That was the idea anyway. In general, financiers are frowning on the use of super funds as forming part of any deposit for a home purchase. Here's some general advice; 1) Under no circumstances will those monies be considered as part of meeting minimum deposit requirement or what is known as 5% genuine savings. Generally speaking most banks require you to present evidence you have accumulated from your incomes the equivalent of 5% of purchase price over a period of no less than 3 months. There are some variances to this rule (e.g. satisfactory rental history can suffice in lieu of savings through income and the minimum 5% can come from other sources such as gifts, sale of assets, tax refunds, etc) however, the hard and fast rule is drawing on super will not be considered. 2) Some banks will not even allow super funds to be used in support of that minimum 5% requirement even if only to reduce the amount borrowed. 3) Some will allow it to be used to reduce the amount borrowed but only in support of demonstrated evidence of having met the 5% genuine savings requirement In summary, the banks are taking a jaundiced approach where there is a hint of super forming part of the deposit. For the final word on what can and can't be done (because in finance there are no generics) please do call or email us and we can determine where you stand. In the meantime, if you've pegged all your plans on purchasing a property with that early redeemed super, it may be good to start thinking of another plan. Have a great week all.

10.01.2022 Today is International Nurses Day. I have many health service providers in my clientele and a ton of them are registered nurses. Having had to avail myself of their care in the past, I am in awe of their dedication, professionalism, selflessness, and sheer hard work. Can you imagine how scary it must have been these past couple of months for those in intensive care, going to work and knowing every day you put yourself at the risk of exposing yourself to the dreaded Covid19? Hats off to all you heroes whether you be registered nurses, nurse aides, psych nurses, midwifes, or anyone else in the nursing profession.

06.01.2022 The latest CoreLogic WA Housing Trends report is out. In summary, whilst the progress and upswing in the WA market stalled with COVID, it has bounced back strongly post lockdown. Investors are looking at good rental returns on their property portfolios and sales activity is strong. Please take any grim forecasts for the housing market that you may see in the general media with a pinch of salt - they are often eastern states-centric and usually contain next to no content pertinent to our local market, usually focusing on trends in Victoria and NSW. We are headed toward an extremely diverse National housing market where there is little congruity state to state.
