25.01.2022 Great achievement and high note to end 2020 with the spray sealing of the roads given the weather interruptions recently. It was so important to get this done before we packed up. 25.01.2022 Looks like a wet week coming which hopefully is welcomed by farmers. It certainly delays road construction and with the amount of rain predicted it will take a few days of sunshine to get the program moving ahead. Not complaining, just wishing to keep our purchasers fully informed of the frustration that can happen, which in turn serves to frustrate the buyers. We are delighted to report that over 50% of the lots are now either sold or held in favour of purchasers who are just organising finance and other matters that will be resolved within the next few days. Now that the retaining walls and the roads are taking shape visitors are very impressed with the value on offer to capture what will be one of Wagga's most desirable estates. 24.01.2022 We are very pleased to provide an update on the current sales status at the Dress Circle. The lots are selling steadily as the roads and retaining walls have taken shape. Currently we are installing all the kerb and guttering and the electrical works have commenced. The weather has not been too kind however with rain cycling in about every 4 to 5 days over the last month which means work time on site each week has been impacted as we wait for the site to dry out. More spring rain is forecast, which is wonderful for the farmers, not so good for construction. We are still pushing hard on the program and still targeting registration of the stage in early 2021. 23.01.2022 Work continues apace with our major concentration on the roads now the sewer and stormwater is complete. We have cancelled the site inspection this weekend due to a really wet weather forecast which would make the site very muddy and not a great place to be. If you are still keen to inspect the site then please contact Neville, have a chat and make an appointment. Hopefully we will get some more stable weather shortly to allow inspections to occur.

20.01.2022 Congratulations to Noel Thomson and MJM Solutions in developing the very necessary infrastructure for the Estella, Gobbagombalin and Boorooma precincts. A very welcome addition for many many residents.



20.01.2022 Good news on the weekend with confirmation from council that design work has commenced on the upgrade of Pine Gully Road as well as widening and improvements on Old Narrandera Road. This work coupled with the release of RMS plans to ease access onto the highway with traffic lights seems to indicate that a lot of focus is going into infrastructure upgrades for the new northern suburbs. The traffic lights have stimulated a great amount of reaction. We pose a simple question, with the congestion mainly confined to the morning and afternoon peaks, why not consider in the short to medium term, operating the lights at those times and outside those hours simply turn them off and revert to the status quo? Just a thought given that it seems the lights will be coming regardless of community sentiment. What are your thoughts?

17.01.2022 The article in todays DA advising that council is looking to rezone the land east of Pine Gully Road to add to the supply of land in one of the fastest growing residential areas in regional NSW made us look back and get a couple of happy snaps looking over Estella Rise in November 2013. In just 7 years Gobbagombalin has arrived and made a lot of families very happy to call it home. The design of the Estella Rise Estate by GM Urban and Gabrielle Morrish set the standard that we were very proud to deliver. Thanks to all our clients for recognising the value of good urban design. 14.01.2022 It seems to be raining schools in Estella this week. Great news for the district that at last the infrastructure delivery program is underway. Who knows, maybe we will see a supermarket, butcher, coffee shop and other stores announced soon. Its certainly overdue. Lets keep pushing.



13.01.2022 After 3 years our landscape maintenance obligation has been assumed by WWCC, who as you know have taken control of the parkland and are currently delivering some very exciting infrastructure that will underpin Estella Rise as a very valuable precinct within Wagga. The lead role undertaken by Andrew and Natalie Baker of Leading Edge Property Maintenance in nurturing and maintaining the very foundation of the park was pivotal in getting to the point that council recognised its value as a district play and recreational ground. We thank Andrew for his diligence, assistance and professionalism over the last years and for delivering such a great outcome. 08.01.2022 You may have noticed that work is continuing at Estella Rise Dress Circle with very strict Covid 19 protocols in place to protect the workforce. Despite the virus, sales are still happening and we are very pleased to report that 7 lots have sold in the last month. We have not had any formal inspection opportunities with the social distancing requirements but we are now able to offer limited access to the site by appointment. The next date we are looking at is Saturday May 23.... It will be weather and access dependant and you will need to register your interest with Neville. Access will be restricted to 2 adults at each visit time and for safety reasons you must be accompanied on site at all times. 02.01.2022 This is great news for Estella and Gobbagombalin and we congratulate Noel Thomson and our engineers MJM Solutions who today lodged a Development Application for the first stage of a proposed primary school at The Riverina Anglican College in Farrer Road. The proposal includes a single new junior school building with facilities to cater for a Kindergarten class, composite Year 1/2 class, composite Year 3/4 class and composite Year 5/6 class from the beginning of the 2021 school year. A masterplan has been developed for the site by Noel Thomson Architecture which envisages the primary school expanding in future with the intention of offering two streams for each year group from K-6 in coming years. Another leap forward for the precinct.
