Its not quite as simple to answer as it really depends on each individuals circumstances. There are low deposit finance options where you need as little as a 1% deposit. 16.01.2022 Do I need to pay stamp duty? When you build a property, weather it is your first home or not, you are only liable to pay stamp duty on the value of the land. This differs from the established homes market where you pay stamp duty on the purchase price of that property. Where it is even more beneficial if you build your first home is that you pay no stamp duty if the block of land is under $300,000, and then only pay a rate of $13.01 per $100 over $300,000. If the value of the... block of vacant land is over $400,000 then you will pay the full stamp duty rate. With an established home there is no stamp duty up to $430,000. If the value is over $430,000 the purchaser must pay $19.19 per $100. After $530,000 that rate then increases further. So the Stamp Duty on purchasing a house and land package, as a first home owner or not will be substantially less than purchasing an established home.

When you settle on your block of land, prior to us starting to build you need to pay the following: Council rates, Water Rates Settlement fees Transfer fees Mortgage registration fees. This covers the big expenses, all in all it would set you back about $3500 - $4000. The great thing about the current FHOG is that is covers this for you. The First Home Owners Grant or FHOG in Western Australia is different for first home owners looking to build or buy a new home and for established property. If you build your first home or buy a brand new home in Perth you may be eligible for a $10,000 FHOG so long as it is under $750,000. ... There is no FHOG applicable to established homes...
