20.01.2022 We all have those days and lets be honest there have quite a few more recently but this has given me an extra Monday boost of happiness today. First homebuyers who I have been helping to get ready for their first home purchase over the last 12 months. We were ready to go in March and then COVID came and threw a couple of spanners in the works (putting it mildly) Hi Michelle,... The past months have stretched us far beyond limits we never knew existed. We wholeheartedly thank you for the advice, support and assistance on this journey so far. Your encouragement and belief in us reinforced our drive more. We have finally got a nice lot in our preferred suburb and just concluded with our builder and hopefully might be able to get both state and federal grants. As a broker I am receiving email updates from lenders outlining relief to customers affected and you may receive similar from your lender so please check your junk mail. This is your opportunity to pick someone to represent you. So how do you choose the Settlement Agent best for you? You can search online, ask a family member or a friend. And yes you can ask the Real Estate Agent. But you don’t have to necessarily choose the Settlement Agent recommended to you by the Real Estate Agent. 13.01.2022 Something to make you smile this Saturday morning

09.01.2022 HOME LOAN "HOLIDAYS". Dear friends, there seems to be a lot of conjecture about taking a break from your home loan repayments in the current crisis. although all the information has not yet filtered down through from all the lenders at this stage, here is some basic information for now. I will post an update when more information comes to light. Thankyou. ****Please use this for guidance only until you have spoken to your broker or bank direct and confirmed their position be...fore you commit to anything Only take the 6 month break if you are unemployed, or have to take a huge pay reduction. This isn't something for free. At this stage, it is the same policy as has always been in place with lenders that do "home loan holidays". If you aren't in front on your loan repayments, this break is classified as a hardship case. You will have to pay back the amount in full, either by increasing your repayments to cover the shortfall once your are back in employment, or alternatively, increasing your loan term - whichever you negotiate with your lender. Although it should not directly affect your credit file, it could potentially make future borrowing difficult to obtain and you may not be able to borrow at all until your mortgage is no longer in arrears. 07.01.2022 Update ******* Fixed Rate Reductions - the majority of lenders are now reducing their fixed rates on home loans. If you are considering this option please call your lender and they will be able to advise the savings your will gain by taking this option based on your remaining loan term as well as any implications - such as break costs. If the change is significant and you require assistance to change I am more than happy to assist. If you are looking for some relief this m...ay be an alternative to holiday repayments ( see post below) and have you in a better position. If you are currently on a fixed rate home loan higher than the banks advertised rates still call your lender, as of yesterday CBA will impose break costs as advised by a current client who called to see if they would allow her to switch, again they may relax this at a later date. Money from Super - this is another option that may again be an option rather the need for a home loan holiday repayment. If you have a financial planer you need to have a chat with them as well. I totally understand the position everyone is in as we are all being significantly affected by this, I will continue to update with relevant information as it comes to hand. See more

We have always been able to offer an online service but I love taking the opportunity to meet my clients face to face as I believe it builds the relationship. However with the ever changing landscape for your health and mine we are now moving to skype/zoom/facetime appointments - so you still get to see me. New Loan applications moving forward - at this time we are still receiving emails from banks that it is business as usual for ...them with loan submissions so whilst some people require my assistance to navigate holding of loan repayments there are people still requiring finance and we have the ability to assist everyone and that is what we plan to keep doing There are many obstacles and challenges in front of us and my goal is to get through this as best I can and to be a source of information for those who have questions and for those who are considering purchasing a property or a refinance we can still assist. 02.01.2022 So 3 weeks ago I would have never thought it would come to this but I am at a loss. Everyone has a story, myself included about how this is impacting them and we are still at a level where only a very small percentage of our population has been diagnosed or quarantined. Do I know what to do.... quite honestly no BUT I am here to talk about concerns you may have with your mortgage and your perceived impact on your ability to repay and possible alternative options with your cu...rrent lender. Never have I received so many emails from banks about changes to protocols which are unprecedented in some cases. The recent interest rate cuts have helped and todays announcement of further cuts only demonstrates the concerns of the RBA. Although CBA has announced they are not passing on the variable rate cut in full they are going to reduce rates on other products such as fixed rates. This could be the path that other lenders follow, we will have to wait and see. Please reach out even if I did not write your loan I am more than happy to share any information that I have. 01.01.2022 Today has been surreal - almost 80% of the phone calls myself and Steve took were from clients concerning their home and car loan repayments. For home loans the responses we are receiving advise that loans on hold will STILL accrue interest and it will be capitalized into the loan, this could therefore involve a slight increase in repayments or loan term. As this is new territory for everyone I ask that you make sure when you speak to your lender you confirm HOW they are calculating the interest and their requirement to repay . I am here to help anyone who has any questions. We have details of the phone numbers lenders have set up also so please feel free to reach out.
