25.01.2022 We all have those days and lets be honest there have quite a few more recently but this has given me an extra Monday boost of happiness today. First homebuyers who I have been helping to get ready for their first home purchase over the last 12 months. We were ready to go in March and then COVID came and threw a couple of spanners in the works (putting it mildly) Hi Michelle,... The past months have stretched us far beyond limits we never knew existed. We wholeheartedly thank you for the advice, support and assistance on this journey so far. Your encouragement and belief in us reinforced our drive more. We have finally got a nice lot in our preferred suburb and just concluded with our builder and hopefully might be able to get both state and federal grants. Thank you for all you did which was far above premium service. Wishing you a lovely week ahead.

25.01.2022 Lovely house for sale in Canning Vale

25.01.2022 Back to work - so I’m a little strange ( so I have been told by my family ) because I’ve been looking forward to coming back to work after the Christmas and New Year break. I spent the last week doing some serious goal setting both personally and professionally and today I start to implement the changes. Still the same services but with a tweak here and there. So here’s to everyone heading back to work this morning and wishing you all a successful new year

25.01.2022 First Homebuyers Coaching - today I met with a lovely couple who are desperate to buy their first home. After a long chat we set some goals, made some hard calls and followed the plan. Next step is bank accounts. They were so exited when they left. Follow up appointment has been booked and they have their homework to complete for next time we meet.

24.01.2022 A little humor in the struggle... thanks Positive Energy+

23.01.2022 Something to make you smile this Saturday morning

23.01.2022 So does anyone else read these articles and actually give it a go???? I would love to try the grouting hack at $8 in my bathrooms

23.01.2022 This made me smile - which sticker should you have received today? Mine was getting out of my PJ's :)

22.01.2022 Trying to remain positive

20.01.2022 This is very common now and no one is saying you can’t use it but if you are looking to borrow money it is classed as a debt and you must declare it. Same goes for interest free credit cards.

20.01.2022 Business as usual - What does that mean???? We have always been able to offer an online service but I love taking the opportunity to meet my clients face to face as I believe it builds the relationship. However with the ever changing landscape for your health and mine we are now moving to skype/zoom/facetime appointments - so you still get to see me. New Loan applications moving forward - at this time we are still receiving emails from banks that it is business as usual for ...them with loan submissions so whilst some people require my assistance to navigate holding of loan repayments there are people still requiring finance and we have the ability to assist everyone and that is what we plan to keep doing There are many obstacles and challenges in front of us and my goal is to get through this as best I can and to be a source of information for those who have questions and for those who are considering purchasing a property or a refinance we can still assist. Steve Kerr Finance Broker is also now 100% on line as he has always been and offering his services for personal loans and car loans, again if you have questions about deferred payments on these loans he is happy to take your call. Please take care and on behalf of myself and my family thank you to all of those workers who are either working in the front line or have to leave home to go to work

19.01.2022 Update ******* Fixed Rate Reductions - the majority of lenders are now reducing their fixed rates on home loans. If you are considering this option please call your lender and they will be able to advise the savings your will gain by taking this option based on your remaining loan term as well as any implications - such as break costs. If the change is significant and you require assistance to change I am more than happy to assist. If you are looking for some relief this m...ay be an alternative to holiday repayments ( see post below) and have you in a better position. If you are currently on a fixed rate home loan higher than the banks advertised rates still call your lender, as of yesterday CBA will impose break costs as advised by a current client who called to see if they would allow her to switch, again they may relax this at a later date. Money from Super - this is another option that may again be an option rather the need for a home loan holiday repayment. If you have a financial planer you need to have a chat with them as well. I totally understand the position everyone is in as we are all being significantly affected by this, I will continue to update with relevant information as it comes to hand. See more

19.01.2022 Been trying to get around to this for 12 months. Let’s see how long it takes

19.01.2022 Merry Christmas from me and my family to one and all.

19.01.2022 I am giving a talk this morning to a group of parents and young adults on how to develop a savings culture and then budgeting towards purchasing your first property. Feeling nervous as always - group speaking terrifies me but with both personal and professional experience hopefully the message comes across.

19.01.2022 Didn’t watch the race. This one was much better.

18.01.2022 Hi Everyone, with everything happening at the moment and the disruptions were are already facing and the prospect of further including financial stress I know a lot of people are worried about the coming months. As a broker I am receiving email updates from lenders outlining relief to customers affected and you may receive similar from your lender so please check your junk mail. We are more than happy to answer any questions as best we can and over the coming days/weeks thes...e communications from lenders will be more regular and we will pass these on via our FB page. We are still operating as usual and should a face to face meeting be necessary we will follow all precautions to ensure every stays safe. Option for on line appointments are available and we will be utilising this for the time being. Please feel free to reach out should you have any questions. See more

17.01.2022 First Homebuyers Tip - have you accounted for funds to complete? This is the money you require on top of your deposit for costs such as your settlement agents fees, any rates due for land or water and possible stamp duty. Talk to Michelle for a full understanding of how to work out what you actually need to save for when buying or building #firsthomebuyerbroker #askmichelle

17.01.2022 Not just a mortgage broker - I love being a part of my rotary club, especially on days like today.

17.01.2022 Saturday morning appointment set up. Kids always welcome.

17.01.2022 Working together is what we do best

16.01.2022 FIRST HOMEBUYERS FUN FACT: What you spend and what you think you spend are usually two completely different figures. #wedontgooutmuch #afterpay What you spend could have an effect on what you can actually borrow #loanready #askmichelle

16.01.2022 Some days like yesterday are just hard, dealing with bank policy, delays and just general "stuff" so when I get an approval through and the email below from the credit assessor it puts a little spring in you step. Hi Michelle, First i just wanted to thank you. ... You've been great to speak to and work with and I appreciate how prompt you have been whenever I've asked for your help. As such - the application has now been Formally Approved with the letter attached to this email for your perusal. If you have any follow up queries regarding this - please do not hesitate to contact me. Thanks again & Kind regards, FB Credit Assessment Officer

16.01.2022 Monday morning just got a whole lot better. This dog cracks me up. Most dogs get a treat and eat it - not this one.

16.01.2022 Mine have been in the back of the car for I don’t know how long ... anyone else or just me ?

15.01.2022 Office assistant in training because we have been on the PS4 a little too much this week And yes I am paying him.

15.01.2022 Deciding what to do with the 150m that I’m about to win on powerball. All current applications for purchases will now be funded by my win so if you have an application in progress with me - fingers crossed

14.01.2022 Today has been surreal - almost 80% of the phone calls myself and Steve took were from clients concerning their home and car loan repayments. For home loans the responses we are receiving advise that loans on hold will STILL accrue interest and it will be capitalized into the loan, this could therefore involve a slight increase in repayments or loan term. As this is new territory for everyone I ask that you make sure when you speak to your lender you confirm HOW they are calculating the interest and their requirement to repay . I am here to help anyone who has any questions. We have details of the phone numbers lenders have set up also so please feel free to reach out.

14.01.2022 Thanks Michelle. I’m so grateful we were referred to you. You’re like a Mum to us in this industry and we really appreciate everything :) One of my lovely first homebuyers emailing me last night.

13.01.2022 How much can I borrow is always the number one question but the real question should be what do I know about my credit score and finance enquiries on my credit file. Zip pay, afterpay and open pay are just some of the examples we are seeing where credit scores are impacted. In a case today the lender has said that the number of enquiries means that we cannot apply for a loan for another 4 months as we have to have 6 clear months of no enquiries. We offer a coaching service for all first homebuyers and education about credit file and the importance it has is just one of the topics we discuss.

13.01.2022 From my lovely client Sharon Michelle is just simply amazing, she is prompt, reliable, helpful ,knowledgeable, and with you from start to finish. Nothing was too difficult for her, I cannot recommend her enough

13.01.2022 First homebuyers - just received an email from some first homebuyers who we have been working with for the past 6 months. They have stuck the savings plan and found a house within the budget - email just received telling me that they are going to have a look today at a house but the end line was the best Don’t worry we won’t put in an offer before we speak to you first

13.01.2022 Holiday almost over. One last swim #worktomorrow

12.01.2022 Today I have calls and emails from customers asking about banks offering to hold mortgage payments. If we assisted with your loan and you have any questions please call me to discuss. I can’t promise to have all of the answers but I do have information about certain lenders. Information is coming in slowly and we expect more over the coming days as each bank releases their assistance packages Take care and stay safe

11.01.2022 Client calls bank to cancel credit card no longer needed - bank cancels said card and gives client new interest free credit card in the same amount on the spot to replace cancelled credit card

10.01.2022 Nigel from PC Health DESK is your man for computers. Last year he upgraded our personal and work computers and linked our networks then popped us up in the cloud and today he spent over an hour helping me remove some malware from my computer. This guy is amazing and loves a challenge. I love his positive attitude and he didn’t make me feel like a computer idiot. Seriously- call Nigel and he will sort your IT issues - with a smile as well.

09.01.2022 The amazing talents of Steve Kerr this week were in full force. 3 car loans settled for 3 of my clients. He even helped 2 of them source their cars. And the added bonus of a great rate and excellent service. #asksteve #kerrforfinance

09.01.2022 Low interest rates -v- minimal equity. What can you do????? We know that there are some awesome interest rates on offer at the moment but we are struggling in WA with low property valuations. Call me for a chat on options with your current lender for tips on how to ask for a reduction or in some cases we can do it for you.

09.01.2022 This is how I roll juggling work and a workout. Halfway through my training session yesterday a call from a banks settlement team. I had to take the call as it was urgent but they had to keep me on hold for 10 mins. Weight in one hand and mobile in the other, headphones on to chat. Lucky I have an understanding trainer who knows that my clients come first. #askmichelle #brokerlife #noexcusenottoexercise

05.01.2022 My lovey first home buyer in Tasmania just sent me this. Love it.

04.01.2022 HOME LOAN "HOLIDAYS". Dear friends, there seems to be a lot of conjecture about taking a break from your home loan repayments in the current crisis. although all the information has not yet filtered down through from all the lenders at this stage, here is some basic information for now. I will post an update when more information comes to light. Thankyou. ****Please use this for guidance only until you have spoken to your broker or bank direct and confirmed their position be...fore you commit to anything Only take the 6 month break if you are unemployed, or have to take a huge pay reduction. This isn't something for free. At this stage, it is the same policy as has always been in place with lenders that do "home loan holidays". If you aren't in front on your loan repayments, this break is classified as a hardship case. You will have to pay back the amount in full, either by increasing your repayments to cover the shortfall once your are back in employment, or alternatively, increasing your loan term - whichever you negotiate with your lender. Although it should not directly affect your credit file, it could potentially make future borrowing difficult to obtain and you may not be able to borrow at all until your mortgage is no longer in arrears. I am no longer doing face to face appointments but will be available via phone, Email and Skype Michelle

04.01.2022 Its ok that you might not know the first thing about conveyancing or choosing a settlement agent. When it comes time to buying your home and signing that contr...act the seller’s Real Estate Agent will ask you to nominate your Settlement Agent. This is your opportunity to pick someone to represent you. So how do you choose the Settlement Agent best for you? You can search online, ask a family member or a friend. And yes you can ask the Real Estate Agent. But you don’t have to necessarily choose the Settlement Agent recommended to you by the Real Estate Agent. ANDYou can also choose not to sign the contract right way! Instead you can ask your Settlement Agent to assist you with clauses and conditions. See more

04.01.2022 Wishing you all a happy new year. Let’s talk goals... what are your goals - I’m going to share some of mine Today I’ve booked an appointment with myself and my partner to get things started. 1. Saving money - I am currently calling for new quotes for all cars and house and contents and pet and health insurance 2. How we can make extra mortgage repayments each month 3. Work life balance - a family holiday to visit Cameron in the US for his 21st Birthday this year - hopefu...lly partly funded with insurance savings and a solid savings plan 4. Work - structuring my day and being even more super organised - monthly planner for the year purchased Any other tips - always open to suggestions What are your plans - writing them down is really powerful as you can go back and reassess and also remind yourself of why you are doing it.

03.01.2022 Playing the long game - yesterday we settled a loan that has been 8 months in the making. A SMSF where the client in is WA, the property is in QLD And his solicitor was in VIC. Epic has been an understatement but yesterday when the email came through that it was all done there was a little happy dance. Client is over the moon as well.

03.01.2022 Friday Update ... another rollercoaster day. Residential Interest Rate - it appears that lenders are going to pas on the majority of the last rate cut via their fixed products mainly the 2 year fixed Mortgage Relief - Offers of mortgage relief for customers for up to 6 months - these details are still coming through and we have not yet been advised of the full conditions required to meet this facility Small Business - relief for small businesses who are going to be impacted t...hrough possible temporary closures and reduced income Details are still coming in, phone lines to banks may be busier over the coming days. If you have a broker and you have concerns please reach out anytime. Take care and stay safe See more

03.01.2022 So 3 weeks ago I would have never thought it would come to this but I am at a loss. Everyone has a story, myself included about how this is impacting them and we are still at a level where only a very small percentage of our population has been diagnosed or quarantined. Do I know what to do.... quite honestly no BUT I am here to talk about concerns you may have with your mortgage and your perceived impact on your ability to repay and possible alternative options with your cu...rrent lender. Never have I received so many emails from banks about changes to protocols which are unprecedented in some cases. The recent interest rate cuts have helped and todays announcement of further cuts only demonstrates the concerns of the RBA. Although CBA has announced they are not passing on the variable rate cut in full they are going to reduce rates on other products such as fixed rates. This could be the path that other lenders follow, we will have to wait and see. Please reach out even if I did not write your loan I am more than happy to share any information that I have. One last ask is that you PLEASE support small business, we are going to struggle over the coming months and every little bit helps See more

03.01.2022 Nectar conference day 2. I was lucky enough to be accepted into the Nectar Gold Club 18 months ago. We are having our first conference in Sydney and the theme is inspire. Yesterday was fantastic and the highlight for me was customer experience - most of the suggestions we already do but there is always room for improvement so watch this space. See you all soon

03.01.2022 We are now offering an add on service to our business, as from the 1st October we are offering First Home Buyer Coaching and we are looking for 5 couples or singles to join for free. Buying your first home can be completely overwhelming and making sure that you are qualified for a home loan is where we can assist you. All brokers and banks will explain to you what you need for an application but we help you by making a plan to get that information in place. There have... been many changes recently with the biggest being living expense verification, we will provide you with a detailed analysis of your income and expenditure against banks expectations of living expenses. Dealing with an experienced broker is the first step to homeownership and we want to help you achieve that goal #itsnotalwaysgoingtobeeasy #askmichelle #firsthomebuyerexpert See more
