17.01.2022 What types of things should you look for when reading a strata report? A strata report should provide you with information around how the owners corporation operate in a unit complex. Do they have funds in the capital works funds for problems in the future or if not be prepared for a special levy! ... Are the owners harmonious? Are they having parties, parking in any spot or playing loud music? Are they Airbnb the unit? Are the owners corporation being active to maintain the common property? Is there concert cancer or concrete spalling? Are there any issues with waterproofing, roofing, balconies and water entering into units? Is there a lift, pool or gymnasium? When was the last time the building was painted? Foyer upgraded? Have you read the minutes of the last 3 years (if not longer)? Are pets allowed? Is there any problem with any owners of pets? These are just some of the questions you should be asking yourself while you review a strata report!
