25.01.2022 Well, what a turnaround! With limited notice, Melbourne went back into lockdown. This was definitely challenging for many businesses, as well as for the real estate industry as agents and clients had to make decisions on what to do with the weekend’s auctions and open for inspections. Across Melbourne, there were 700 auctions booked, 60 of them under the Jellis Craig banner. We offered our clients a variety of solutions: some auctions were brought forward and c...onducted on Friday night, some were conducted online, others were postponed to next week and some were converted to expression of interest. I am pleased to say that ALL worked well and all properties sold on the weekend for exceptional prices. Some of the highlights: - 37 Riddle St Bentleigh sold via an online auction - A block of land in Osborne Avenue, McKinnon sold for in excess of $2 million - A dual occupancy front home located at 1/39 Neville Street, Bentleigh East received 5 offers. This shows how flexible and adaptable buyers are, regardless of the method of sale. This is such an exciting time for both buyers and sellers and it looks to continue for some time. 23.01.2022 Another solid week with no real surprises or announcements. We recorded 13 sales with inspections (by appointments) continuing to be extremely well attended. A few of our properties reported some incredible responses with a total of 60 people inspecting one home on Saturday. Although managing these volumes under the current restrictions requires several hours, our team was able to brilliantly manage the inflow and to do so in the safest possible way for our cl...ients. We are still seeing a shortage of properties on the market. This is leading buyers to reconsider properties they may have originally discounted and to compromise in order to secure a property prior to Christmas. Due to these unprecedented times, I personally don’t believe there will be a break for real estate this year, this will create opportunities for sellers over the summer. With the current travel restrictions, many buyers will remain locally over the holiday period, this will extend the selling season into next year. Vendors still have plenty of time to put their property on the market as real estate as it is will continue to perform successfully into January. 22.01.2022 First and most I must acknowledge the week that we just had in the world. The US election is over and with Dan Andrews’ announcement, we Victorians have most of our freedoms back. Now I have always been one to be a little emotional but after enduring the last 8 months I think it’s fair to say to all.... well done and great effort! Being able to see our loved ones for the first time in a long time is something that will never be taken for granted again. Lesson... learned!! For less important updates like real estate, the news remains positive with an extremely high number of enquiries and plenty of buyer action. We have seen the return of onsite auctions with clients already booking in for December and January auction dates. I am so excited to be consistently calling auctions again and pleased with the announcement that, all going to plan, we will be able to the number of outdoor auctions attendees to 50 from midnight on November 22. From the same date, auctions conducted inside will be allowed to have up to 20 attendees (with one person per four square metres). Last week we transacted a number of properties via expressions of interest, off-market, auction and only a few via private sale. I keep getting questions Is it too late to sell? , as long as the demand is present, sales will occur. Furthermore, it seems that the demand will comfortably flow into the new year. Vendors who are not ready for a campaign are considering the option of preparing their homes now and book in their campaign for next year, with the option to sell prior to the start of the campaign, should there be the opportunity. I have to say that I am surprised at how well the market has performed, particularly for quality family homes and properties under a million dollars. First home buyers are out in force. 13.01.2022 Despite lockdown 4.0, our team recorded a 100% clearance rate, selling a staggering 17/17 properties, with most auctions being brought forward to Wednesday and Thursday nights. ALL of the properties achieved incredible results, with many buyers strongly willing to secure a property prior to the lockdown. After adopting various methods of sale throughout last year’s lockdowns, we have gained experience in knowing exactly what to do and how to adjust each campai...gn every time that restrictions are in place. The ability to adjust to the current lockdown, selling 17/17 properties is definitely proof of how experienced and adaptable our team is. When it was clear that a lockdown was about to be announced, we were all well prepared and had already discussed the available options with vendors and buyers alike. There was no sign of panic or uncertainty, just action - this week’s success is clear evidence of this. What these restrictions have shown us is that the vital factors of a successful sale are genuinely interested buyers and experienced agents and that the date and time of an auction can be secondary. I’m really proud of how quickly my team responded to the challenge, generating exceptional results under unprecedented conditions. 10.01.2022 It was a successful weekend, with Jellis Craig selling 88 out of 106 properties at auction - a result in line with the 83% clearance rate recorded across Melbourne. We are witnessing an increase in stock levels which is testing the market. ... 07.01.2022 An amazing week for the team with 17 sales occurring across multiple suburbs. What was interesting is these properties were transacted: a mix of online auctions, on-site auctions (traditional method), private sales and the ever-popular expressions of interest. This proves that there are different ways to sell, all of which were successful, but most importantly that there can be multiple bidders and interested buyers across all avenues of the sale process. Th...ese results have demonstrated that there is no sales method more dominant than the other and that each of them can suit different situations and circumstances. I personally conducted a really successful outdoor auction at 50 Begonia Road, Gardenvale with 10 registered bidders. The property sold for almost $200,000 over the reserve price, this result has been fuelled by a continuing shortage of property. While as agents, we all thought that more properties would hit the market prior to Christmas, this surprisingly has not been the case so far. Although we have definitely seen an increase in properties, there just haven't been as many homes as we were projecting. What has emerged is that sellers that are prepared to meet the market and have price expectations that entice competition are the ones who are achieving exceptional results. There is still plenty of time to list your home on the market this year and the increased buyer activity should provide you with the right confidence to make your next property move. I state that this is the right time as I have recently experienced this myself. I practised what I preach and sold and bought over the last couple of months.
