23.01.2022 Progress in Rivervale! Building on a rear block doesn't have to be difficult and end up with a crammed courtyard. As with any block, they come in different shapes and sizes and while site-cover rules allow for a lot of house on these blocks, you don't HAVE TO fill up every m2 and build a 5x3 with tiny rooms and no storage. As with any project, it's about balancing the following things:... Finding the right block size for what you want Looking in the right suburb so you can afford the right size block and the right house to go with it! Designing the house around the block, neighbouring structures and most importantly: solar orientation! (ever been in a big house that felt dark and claustrophobic for some reason)? this is why! Matching the inclusions and specification to not just the budget but also the block price and median price of the suburb. Don't set money on fire by putting a $100,000 kitchen in your first home in Bullsbrook. On the other hand, don't buy a $630,000 block in Salter Point and put a $150,000 tiny home with no inclusions on it! These photos show a house under construction but to me, knowing the full journey of how we got there, I see how we achieved this balance and it's awesome to see it converted from paper to reality.



22.01.2022 Throwback Friday! It's not very often that you come across hand drawn working drawings - this A2 piece of paper had to survive multiple owners and 35 years to fall into my hands! A few pencil notes planning pergolas have been added along the way, but seeing these originals makes you appreciate the effort draftsmen put in back in the day. A last minute change of mind to move the Master Suite to the other end of the home would have certainly hurt! ... Interestingly enough, it really shows the sign of the times where rooms were commonly extended out under the eves to give more space in a cost effective way - in this particular case even leaving bedroom windows exposed to the Western afternoon sun. With current energy efficiency targets, we'd definitely have to find better ways and for good reason - as the retrofitted roller shutters prove for this Mullaloo home.

20.01.2022 Brick delivery in beautiful Rivervale! A truly stunning suburb that in my opinion gets very often overlooked when it comes to value for money. Where else in the world can you build a family home under 7kms from the CBD under $650,000? ... And we're not just talking any CBD - we're talking one with the world's most beautiful beaches at its doorstep, a wealth of iron and gold close by and as if that's not lucky enough - turns out also pandemic proof!

19.01.2022 Combining rural living and being close to ammenities in Darling Downs (and close to the kids living in their first home close by - on a much smaller block) House coming along nicely as well - you can already picture that fireplace being installed soon. Congrats guys!



18.01.2022 Happy Clients! The best part of designing a custom home to suit a block is to see it all come together when it's being built. Who said rear blocks need to lead to tiny homes?

16.01.2022 It is crazy out there! If you're looking to build to take advantage of grants but it's all getting a bit overwhelming (especially that fomo) - I get it! A couple of things to look out for: ... - Get ready to buy first, sort out your finance; I can help. Good deals on land won't last long (we are talking hours!) and you need to be ready to go! - Know what you want and what you don't want. If you don't, get the right help before rushing into anything. $45k is a lot of money, but the house still needs to be right for you. - Make sure there is a plan on how you will meet deadlines for the grants in admin and construction. Especially the federal grant has a very strict timeframe that can be met - but only if everything is lined up properly - especially when it comes to blocks in established areas! - Everything ready to go and take advantage? Contact me and we'll get started right away. We've just managed to secure a rare block in Kingsley despite a huge rush and unexpected car breakdown! The offer needed to get signed on the back of a rental but it's sorted and the demo is on the way - ready to take advantage of the grant money.

16.01.2022 The joys of seeing progress! The biggest struggle for most in the journey to a new home is going through paperwork without seeing anything actually happening on the block! This makes is even better to get all the photo updates from the block once things did start to happen! Not to mention when they come with messages like this: (and I dare to blatantly quote): ... " I thought I’d send you some updated pics cos the house is looking so awesome! (...) I have to be honest and say the best thing about us building (...) was you so thank you again for your hard work and time in helping us create our home." Congrats Oriwia & Chris - you deserve it!



15.01.2022 Slab Down in Bedfordale! Just in time before the big grant rush will reach construction. Can't wait to see the walls go up and walking through this HUGE home we designed all around entertaining!

14.01.2022 Building on sloping blocks! Can definitely be a challenge but one that if managed correctly can bring some huge rewards! Especially on narrow lots where every 10cm of height difference to the neighbour makes a difference, it's important to get the design right up front. That means: ... Getting a survey up front (hint: if you buy a (to be) subdivided block, the seller has recently done a contour survey that I can use) Taking lots of photos of fences Investigating sewer lines Knowing your costs - finding the right balance between retaining and stepping the slab can save you thousands (and a lot of grief with councils) Making the design 'step friendly' - think of split level slabs as a feature rather than an inconvenience when put in the right place. These two homes build in East Vic Park side by side turned out amazing and with the land being discounted due to the slope, both homes have now gained probably over $100,000 in equity. Definitely enough to enjoy that well-deserved smashed avo on toast in one of the nearby Vic Park cafes.

13.01.2022 Every building journey is different and few are straight from A to B - especially when done in a way to achieve the absolute best possible outcome. 13.01.2022 Welcome to the neighbourhood! When putting together house & land, the relationship between seller & buyer is usually quite a short one and lasts only as long as the transaction. In this case it was only the start of the journey as seller and buyer are going to be living next to each other. With no agents involved, everything started on a foundation of looking for a true win-win which made designing and developing this rear strata lot a breeze! ... So happy seeing it all come together! 13.01.2022 Let the sun in Orientating the living areas in the best possible way to get the most sun is one of the most important but also most missed things when building a home! Ever visited a house on a small block and it felt way bigger and open? My guess is that this this was done well.... What to do when this box is ticked and there is a bit of space left in the budget? Maximising your block with raking ceilings and floor to ceiling windows is a great option!

10.01.2022 Slab Down in Harrisdale Green! One of the most popular estates during these crazy grant times as there is a fourth grant, exclusive to this estate up for grabs! Sounds like a marketing smoke & mirrors and like a discount already factored into the price? That's what I initially thought as well but no!... The West Australian Government set up a Housing Affordability fund to create Move-In bonuses for selected estates to reduce the cost of new homes. And Cedar Woods priced the blocks fairly to market value so the full bonus of $18,693 applied! Time was of the essence but we managed so put this package together in August and slab down happened in early December - a very quick turn-around given the boom at the moment and now all that's left to do is watch the house getting build and to get through all these grant applications. Congrats Ashley! It'll be a great first home.

10.01.2022 Happy New Year everyone! A new year, a new slab and another very exciting project. I've never had a project where the land settlement was over 30 years ago! No, we didn't have a battle with the council or the neighbour for that entire time! ... This was the place where the whole family was together and the kids grew up before relocating around the corner and renting the place out. Now it was time to return - in style - with a custom designed home. Congrats Joe & Claudia - what a great start to 2021!

09.01.2022 It's always great to see the outcome of the hard work that goes into custom designed homes. There were many factors at work for this one-off designed called "The Sim-Card" by Shane in Carlisle. Together through many revisions we managed to: Work around City of Victoria Park special corner block rules... Subdivide the block, demolish the old house and make good on the neighbours roof (the old house was a connected duplex!) Create an island bench in the kitchen that works as the dining table for a dinner party fitting at least 10 people if not more! I was in awe on how well this space presents especially with the extra high 34c ceilings! Use every square millimetre to fit in a work-from-home lab and additional garage storage This was very much a process of working together and I certainly cannot take the credit for all of the above. Well done Shane! You've persevered and created a beautiful home for your family.

09.01.2022 Big news coming this week! Or is it still considered to be next week? German-English translation issues aside, the government is going to announce a new construction grant within the next 7 days! This comes as vacancy rates for rentals are down and we'd be looking at a huge undersupply of housing down the track - especially once borders open again for tourism and immigration. After all, many people overseas might have noticed that living in the most isolated city in the wor...ld isn't a bad thing. 08.01.2022 Handover is near! It's amazing what can be achieved when everyone works together. Signed Quote & Sketch June 4th ... Signed Building Contract July 13th Prestart August 20th (due to FIFO roster) Slab Down 28th October Key handover - just about any day now. While in 2018 this may have read as a standard timeline, if you follow the news you will know that it is not so standard at the moment. It is an example that it's not all doom and gloom - with the right people and the right attitude, there are still smooth building journeys out there! Congratulations Tama and Mary!

07.01.2022 Another brickwork complete in Morley! This one was a challenge due to a number of factors that needed to be managed but we made it work: * Keystart... * Planning required * 60 days finance deadline set by a .. let's say not so understanding seller of the land * 3 months to site from contract signing to obtain all $55k worth of grants (deadline at the time) A lot of stuff had to happen simultaneously but Matt made good decisions in a timely manner while not rushing and we lined everything up. I carried the file from desk to desk to get the plans into council within 2 weeks of signing the initial documents and then we just had to push Keystart to get their part done as quickly as possible - and voila! We're at brick stage done and all grants are coming Matt's way. 05.01.2022 Working in just about any industry but facebook still showing you bricklayer job offers? It's clear that there is a shortage and I get the question a lot as to whether any houses are actually getting built! The answer: Yes! Bricks are being laid - and if the builder is prepared to pay the appropriate rates, then the wait for skilled trades doesn't have to be 6 months. ... These are my clients' sites just in the suburb of Morley where even for an amazing double brick two storey home, the brick work is (now) complete! Sites with no trades anywhere to be found for months are usually managed by builders who didn't forecast correctly and who know are struggling to pay the higher rates while still covering their overheads. In 2018 - my favourite year to compare against - clients often got away with choosing the absolute cheapest quote; this has definitely changed and you should do your homework.

03.01.2022 Done and dusty! well, only for now until the final touches and landscaping are done. Great to see this beautifully finished downsizer (well - we tried!) home in Darling Downs! We couldn't have found a better spot than this rear 1 acre block offering plenty of space and a beautiful outlook onto nature. It all started with a pencil drawing and the main idea of having the living areas face north. Great to see today how it all turned out! It took a bit of coordination and back a...nd forth with the shire, but now septics, water tank and even the shed are ready to go before moving in. Congrats Trev & Bec - your hard work paid off and I'm sure you'll have a fair few jealous people over for barbecues!

02.01.2022 When building a house we so often look at making the most out of the block and get everything to work with the floor plan. More often than not, it's tempting to just look at the garden as an area with a certain number of square metres - which can leave you with a sandy surprise of "what now?" when you move in.
