23.01.2022 #underconstruction This family home being constructed on the fringe of residential zoning has some incredible views. This project was designed within a defined budget with consideration of the challenges presented by the typography of the site. The sloped site has driven the design and orientation of house. It has a separate double garage, 3 bedrooms, master with en-suite, separate bath/vanity and a large rumpus area. 20.01.2022 Vapor barrier - Getting my building science geek on. Vapor barriers reduce mold and water inside buildings. Traditional silver dark traps water on the foil side - Healthy air - healthy buildings. It actually requires a rethink on how you go about building. 19.01.2022 Coming soon - a project designed by Nuovo Homes - with an impressive 7 star energy rating - it’s an extension and renovation with the existing building strip back to slab and walls. We have plenty of video content coming for this project- but here’s a sneak peak at what is emerging. 35 degree roof pitch, American - barn style home, board and batten cladding, rendered brickwork - vj panel board. In future videos I’ll explain why it was designed as it is, and how it is out preforming the standard new home build in Adelaide.

05.01.2022 Recycled Concrete Block retaining wall - made from left over concrete the trucks bring back at Hi Mix - they where placed into position with a 22 tonne excavator and back filled. The lowest block is approximately 3 m below bench level. The wall is 28m long. It took 7 days and roughly 12 hours a day to install. 03.01.2022 Fireplace!! Our heating and cooling strategy for Bridgewater. Comfort is what modern home building is all about. We wrapped taped and sealed the envelope of this building. We even sealed the timber plates to concrete too minimise air leakage. We insulated all walls to under side of roof and a roof blanket is installed under the colorbond. One problem with ducted Ac systems is they Break the insulation envelope, creating holes that conditioned air can escape through. The owners opted, after some debate for a wall split option. Passive homes use wall spilts for this very reason, limiting holes in the insulation barrier. The weak point in this home and design is the windows and doors - but in order to keep the home heathy, without a HVAC system they need air leakage through them. #hearth #concretehearth #fireplace #brickfireplace
