24.01.2022 Many of our clients are families who have immigrated to Australia. They find the Sydney housing market confusing and daunting. Price guides are usually no guide at all, and Auctions are basically a gamble at best. For many of our clients who have relocated from abroad, they find the Sydney property market difficult to navigate. Not to mention that the Sydney housing prices are usually much higher than where our clients have come from. This was precisely the dilemma our client...s found themselves in. Having only immigrated to Australia a few years ago, this was our client's first property purchase. It is a lot of money to invest and our clients knew they just cannot afford to get it wrong. With 3 teenage kids who need to be able to get to/from school independently, location and convenience are of paramount importance to our clients. The kids also really wanted to have a pool. Given how strong the market has been performing, none of us ever expected that our clients would end up with a home in move-in condition which is only 15 mins walk from the train station. We are beyond delighted for our clients and know that this will be a great family home for many years to come.... complete with the sought-after Aussie backyard with rolling lawns and a pool!

24.01.2022 Buying a house on Sunday night at 7 PM??? No problem, we can do that! So excited to have exchanged on this property (5 beds / 3.5 baths / 3 living areas / DLUG with internal access) tonight for our clients after it was passed in at Auction yesterday. Our clients love the bush and wanted a home with a beautiful outlook and a massive home gym. They also love homes with a bit of character - not standard grey rendered project homes. At nearly 400m2 internal size, our clients and ...their young kids won't outgrow this home. Space is increasingly valuable now that our clients are having to work from home because of COVID. We think they will especially love the tight knit cul-de-sac where kids play out on the street and neighbours become friends. #happydays

Today’s workshop is with a Town Planner to make sure that we are up to scratch with all things DA, CDC, LEP, SEPP, zonings, etc. As part of our job, clients always ask lots of questions about what can or cannot be done with a property they are planning to purchase. Being one of the oldest buyers agency in Sydney, we have amassed over 13 years of knowledge and experience so that we can guide our clients properly. This is a key difference between us and a lot of the new Buyers Agents just starting out. The due diligence we do before we buy anything is second to none and we always need to stay up-to-date with all the various Council and State regulation changes. To stay at the top of our game, we cannot be complacent; ongoing learning and training is at the heart of how we operate our business.

Here is one of a 6 bedroom house we helped our repeat client to purchase at Auction in the Eastern Suburbs. With growing teens and the space requirement that come with COVID-work-from-home, this house is one that our clients won't outgrow!!! All of our clients are special to us. But s...ome have really become friends and true ambassadors for our work over the years. We cannot be more grateful for their trust as well as their kindness in referring so many people to us. #grateful We are looking forward to visiting once they're settled in

19.01.2022 We love specific Briefs! Our clients came to us looking to be in a their #1 preferred suburb, needing a house on a large enough block of land where they can build a granny flat for their dad who lives with them. They have multiple cars and also a boat which they wanted to be able to park off-street. Within 3 weeks of being engaged, we found them this property OFF-MARKET. First time to be sold in nearly 25 years, we showed our clients this property on a public holiday and boug...ht it within days after completing our due diligence. The agent dealt exclusively with us and we were able to secure this home before it was advertised anywhere. This suited the elderly Vendors very well since they have bought elsewhere and this was a fuss-free sale. The main house consists of 4 bedrooms + study, 2.5 bathrooms, 3 separate living areas, and DLUG with internal access. Set on over 1,200m2 of level land, this property already has a pool and has an old tennis court. Being a corner block will allow our clients easy access to build the granny flat and also accommodate all their cars/boat. Our reputation of being a reliable buyer gets us access to many off-market properties that the average buyers simply do not. We know our clients and their Briefs very well and this makes it easy for selling agents. 19.01.2022 This was one of our toughest searches in 2020. The premium end of the market was extremely strong and our clients wanted a tennis court and pool property. Unfortunately, there just aren't many of them for sale each year in our clients' preferred suburbs. Our clients are really private and down-to-earth people and they didn't want anything ostentatious. Many higher end homes can be a bit showy and this does not appeal to our clients. Being busy professionals, our clients didn...'t want a lot of wasted front yard or overly manicured landscaping which would be really high maintenance. But they do care about a well-constructed house with good natural light, a great teenage retreat for the kids, and a well positioned location close to shops and train station. We were thrilled to have secured this property on nearly 1,700m2 land with level access from the street and perfect North-to-rear aspect. The property is very private and backs onto a park full of beautiful native trees; offering a truly breath-taking and quintessentially Australian bush outlook. The house is double brick downstairs and upstairs and consists of 5 bedrooms + study, 5 bathrooms, and 3 large separate living areas. It also has undercover parking for 3 cars. This house is such a great fit for our clients. It is very much 'them'. It is a home of great quality and substance but with minimal fuss. There is nothing pretentious about this house and that's exactly the way our clients wanted it.



17.01.2022 After 3 years searching on their own, our clients engaged us less than a month ago to help them. We were tasked with finding a spacious garden apartment that can accommodate a dog. Given our clients are working a lot from home due to COVID, space is a premium and highly valued. So we are thrilled to have found this property which offers 162sqm of indoor/outdoor living area combined. ... Quality built by Mirvac in the mid 70's, this spacious garden apartment is set in a low-rise boutique building and positioned within a short stroll to all of Crows Nest cafes and restaurants and the metro rail station. This was such a stand-out property and so rare to get such a generous outdoor area. After such a long journey looking on their own, we are so happy that we could achieve such a great outcome so quickly for our clients.

15.01.2022 *** JUST BOUGHT - PRIVATE SALE DIRECT FROM OWNER *** Every year, when everyone else is taking time off for Christmas, we continue to keep our ears to the ground and to source valuable off-market opportunities for our clients. We got a tip-off that the Vendors of this property were looking to sell in the new year and were able to get our clients access on Monday to inspect it. We squeezed in all our due diligence, Contract review and Pest & Building Inspections prior to Christ...mas and have just exchanged this morning!!! Given we expect 2021 to start off as strongly as 2020 ended, we need to be ready to pounce on any good opportunities to buy - Christmas or not. This is a significant advantage for our clients indeed!

11.01.2022 It is always so difficult when the market takes off soon after we sign on a new client. This was precisely the situation we found ourselves in at the end of 2020 when we managed to secure an off-market property for our clients after months of searching for a needle in a haystack. It was a particularly challenging search because our clients have 3 kids and desperately wanted to stay in the same school catchment because they're already part of the school community and love it. ...However, hardly anything comes up in our clients' budget in their preferred location. It is just a very tightly held area. Given they already have 3 kids, at a minimum our clients really needed a 4 bedroom and 2 bathroom house - instantly. Ideally with 2 living areas - but we didn't dare to hope for too much! This was always going to be a tough Brief - but then the market took off and it became nearly impossible. But we did it!!!! Yes - the house is a bit dated/tired. But it's got a very good floorplan and won't need an immediate extension or addition to fit our client's family. This is such a great home for our clients because they can invest money over time to update the finishes, professionally landscape and also add their dream pool! Given that our clients bought this property for nearly $200,000 below the median house price for this highly sought-after suburb, we can safely say that this was an excellent purchase and sound investment for their future.

10.01.2022 *** JUST BOUGHT *** We received an email on Sunday. A client whom we bought for 6 years ago happened to see a property on Saturday that they just fell in love with. There was good interest and our clients knew they needed to move quickly but without compromising on the due diligence. We inspected the property and basically took over from there to make sure the property passed our rigorous checks.... This substantial home offers 6 bedrooms plus study, 3 bathrooms, DLUG, and 3 separate living areas (one on each level of house). Of course our clients love all the space for their growing kids. But what they love the most is the spectacular outlook over the National Park from almost every room in the property. It is a truly majestic sight to behold and so quintessentially Australian. It is incredibly rare to get unobstructed valley views, level lawn area in the backyard, as well as level access from the street. Usually the homes with the level backyard has no view and the homes with the amazing valley views just drop straight into the bush. Even better, this home is walking distance from the Station, the local shopping centre, as well as the kids' school. Talk about ticking all the boxes! As a side note, we would like to take full credit for introducing our clients to this suburb 6 years ago! They initially wanted to look at other suburbs but were getting priced out. We just knew they would love the small village feel and bush setting of this suburb and suggested it to them. Now they love it so much they just want to stay in the same neighbourhood. Isn't that great??? We love matchmaking :) We are so incredibly honoured that our clients reached out to us again after all these years and to entrust us with another purchase. It was such a pleasure to help them once again and we're so thrilled for their family.

05.01.2022 We've compiled some results from today's Auctions in Sydney's Upper North Shore. It was a pretty epic day as these results show. Clearance rate today was almost at 90%. There will be a bunch of delighted Vendors who got results beyond their wildest dreams. Winners who will probably have a hangover tomorrow morning wondering if they've overpaid. And all the buyers who missed out who will be feeling battered and bruised by this insane real estate cyclone we are in currently - leaving a path of destruction in its wake! The real question on everyone's mind is how long can this last???

04.01.2022 So... today was a bit of a special treat for Henny and Annika! One of their clients (whom they recently helped to buy a house) invited them for a private tour of the Paspaley showroom, pearl grading room, and underground vault which holds the family's collection. 03.01.2022 *** JUST BOUGHT OFF-MARKET *** FIRST TIME SOLD IN 51 YEARS 6 bedrooms / 3 bathrooms / 3 living rooms / SLUG / clear, flat backyard 18 mins walk to Station / Brick construction throughout... We are so delighted to have helped our clients to purchase this home today. We helped them to buy their current home and when the time came for an upgrade, they got in touch with us. The engaged us less than 3 weeks ago after selling their home and we got to work immediately. As always, we set high expectations. We wanted nothing less than what we refer to as "the holy grail" of an upgrade: (1) better location; (2) better land; and (3) larger home. Our clients have really good taste in renovation so we focused our search on finding a substantial home with really good bones that would serve as their blank canvas. We have no doubt that this is a really good, strategic purchase for our clients. We can't wait to see the transformation and we look forward to posting the before/after photo here!!!

03.01.2022 This is going to be a common theme to many of our posts.... We were engaged at the end of last year when the market just started to make a dramatic turn. Our clients came to us with their preferred suburbs and a low $1m budget. It didn't take us long to see that the prices were jumping exponentially with each sale in our clients' preferred suburbs. We very quickly advised our clients to switch suburbs and not waste any time chasing after a market that has left them behind.... With a low $1m budget, many of the properties we looked at had very significant flaws. Some were fibro homes. Many had difficult access either up a mountain or down in a ditch. Lots didn't have any backyard or simply dropped straight into the bush. A couple that we liked and tried to buy came back with horrible pest and building inspections - one had extensive termite damage and we had to pull the pin on that. If you have a low 1's budget looking in the same suburbs as our clients, chances are probably 80% of what you can afford will be a lemon. Week after week, we inspected properties and promptly let them go. We are ruthless with how we cull and we do expect minimum standards to be met for anything our clients buy. So many first home buyers like our clients were so desperate that they were buying anything and everything in their path - regardless of all the issues! We had to constantly remind our clients to be patient and not to be discouraged - and that we would not give up on them. So we are super delighted that our beautiful clients were successful in buying a home at Auction today. An immaculate brick house on the high side of a quiet cul-de-sac street. The type of street that we all would love to be a part of.... where neighbours are friends and look out for one another. The home has been loved by the same owner for the past 24 years. It has renovated bathrooms and kitchen, central heating/cooling, brand new roof, seamless indoor outdoor flow, undercover entertaining area, level lawn for the kids to play complete with sand pit and mud kitchen... and a swimming pool that our clients didn't even dare to hope for but really wanted! Most importantly, we all breathed a sigh of relief when the Pest and Building inspection came back with a clean bill of health. Many buyers are fatigued and they are prone to making fed-up purchases just so they can be done with the gruelling house-hunting process. But it is so important that buyers focus on the fundamentals of buying a good property. We like to remind our clients that the sense of relief they may feel after buying will be very short lived if they have bought a dud. So it is important not to succumb to the panic and to make a regretful purchase.
