18.01.2022 A Pre-purchase building inspection on this home uncovered excessive settlement with more than a 65mm drop to the internal floor levels along with moisture damage to the internal plasterboard from voids and gaps to the rusting metal sheet roofing above. These are just some of the issues detected from a long list of items! Our client was aware that the home required some maintenance and repairs based on the age and condition, however now they are presented with a full understa...nding of exactly what repairs are required before submitting their offer. 16.01.2022 To all our existing and prospective clients, we advise that unfortunately the current Stage 4 restrictions imposed in Victoria will only permit us to carry out a Final inspection (Pre-Completion inspection) until the current restrictions are lifted, or until further notice. This also excludes us from carrying out any Pre-Purchase building inspections on existing homes. This is not something we have elected to do as a business, however, it is something which we must adhere to ...under the State Goverment mandated restrictions and after discussions with the regulators and associations regarding the latest changes. 16.01.2022 Pre-Handover inspection Looks like this is becoming a common occurrence . This was not noticeable from ground level. Are the clients supposed to assume that everything is ok? Definitely pays to outsource the quality assurance, as it appears there is a lack of it at the moment! ... Item was raised and resolved the following day as the builder was under the impression that it had already been rectified weeks before, which was clearly not the case! Luckily for the owners there was no water damage to the underside as it was detected at the early stages and the sarking was providing some sort of barrier.
