19.01.2022 Australia's housing market continued to recover during November, according to the latest CoreLogic figures, out today. CoreLogic’s national home value index recorded a second consecutive monthly rise in November, with dwelling values up 0.8% over the month. The new recovery trend follows a 2.1% drop in Australian home values between April... and September. According to CoreLogic’s Head of Research, Tim Lawless, if the current growth trend persists, we are likely to see CoreLogic’s national home value index surpass pre-COVID levels in early 2021. Once you buy a property and get a good tenant, there isn't much more to do except sit back and wait for it to go up in value over time. Of course, we recommend you leave tenant management to the experts who do it every day and can manage the process on your behalf. But other than that, get comfortable with being bored!

11.01.2022 In an interview on 3AW this morning, morning presenter Neil Mitchell questioned ANZ Bank CEO, Shayne Elliott, about the resilience of Australia's housing market, and the predicted uptick in property prices. Mitchell: "So you’re now saying, having been pretty pessimistic about the housing market. You’re now saying that it will in fact go up?" Elliott: "Yes, I mean, things change really fast, right? And, this is such a volatile situation. It's only a few months ago, virus, smal...l businesses struggling, government hadn't really started the support packages. People were thinking, ‘wow, this could end up really badly’. "And now we're sitting here six months later, massive amounts of government support, literally hundreds of billions of dollars thrown at the economy. A lot of it stuck. A lot of it's had an impact. People have increased their deposits. There's money everywhere. Guess what? A whole bunch of it ends up in housing and people are rethinking Neil, a lot of people sitting at home going: ‘I can't go on holiday, not going skiing, not going anyway. I'll tell you what, we're going to renovate, trade up, get a bigger house’, whatever. And it's having an impact." Mitchell then asked Elliott: "What sort of turnaround are you predicting?" The ANZ CEO replied: "We think in the capital cities, possibly up to 10 per cent over the next year. So pretty big, pretty healthy clip." 11.01.2022 Werent we meant to have 30% property price drops by now? We cant blame the uneducated media, can we? A 30% property price drop prediction sells more headlines than the reality, and the media is in the business of generating attention and clicks. Despite current times, demand for property remains strong. Thanks to historically low interest rates and expected fiscal support from the federal and state governments, housing markets have weathered the COVID storm better than orig...inally anticipated by many, according to Tim Lawless, Head of Research at Core Logic, the largest provider of property information and analytics in Australia. Mass media and doomsday 'experts' who forecasted 30-40% drops in housing values would be pretty disappointed right now. Predictions of forced selling, wholesale rental vacancies and widespread rental arrears have not eventuated, and are now unlikely to do so. Even though Sydney fell 0.9% last month, it is still 12% higher than this time year. Even though Melbourne fell 1.2% last month, it's still 9% higher than this time last year. When you take out the 'high end' suburbs across Australia like Toorak, Malvern, Glen Iris, Mosman, Wentworth Point, Lane Cove and a few others, housing values have dropped only 1.3% in the last 3 months. Capital City advertised listings are 8.9% higher than this time last year. There are fantastic opportunities everywhere right now, even in the middle of a health and economic crisis. From this, OpenCorp's Cam McLellan figures that the top 19,000 investors own many more than six properties each. So, what are these people doing that all the others arent?... Cam says every successful investor he has met follows a system that lets them reduce risk and control each part of the investment process i.e. finance structure, investment selection, portfolio management and duplication. Investment selection and duplication come down to control. Control stems from knowledge of (a) finance structure and, (b) the valuation process. According to Cam, once you grasp these two critical elements, you can duplicate much faster, with little braking in between buying your second, third and fourth properties. "While we cant control how banks value properties, we can make sure we stay fully informed," says Cam. Thus, we gain control by ensuring we get full disclosure of the process. "We can dig deep to understand the best combination of lender and valuer in each market and location based on valuer expertise. This is detailed, but necessary to build your portfolio". CommBank now expects smaller price falls, updating its national dwelling price to drop 6 per cent from the April peak to a predicted trough in the first quarter of 2021. 05.01.2022 The Great Land Rush -- Our good friend, Tim Lawless from CoreLogic, talks about the continued resilience of the Australian property market: There is no evidence that distressed properties are coming on the market. The Federal Budget in October should help stimulate housing activity and help to support Australias economic recovery.... Research from realestate.com.au is telling us that property searches are UP 30.5% compared to this time 12 months ago, indicating that people still have an appetite for quality property. We have only seen a 4% reduction from the market peak with the apartment market and the more affluent blue chip suburbs taking the brunt of the fall, property values are still up 6-10% in Sydney and Melbourne over the last 12 months. Its important to remember how the market quickly rebounds (as we saw in Sydney and Melbourne once the lending regulations were removed last year). Currently there is good opportunity for buyers to capitalise on cheaper prices before they take off. Trying to time the exact bottom of the market is difficult, and evidence from Perth and Brisbane shows that the market can turn around very quickly once social distancing constraints are removed. Some areas of Brisbane and Perth have seen a 400% increase in land sales over the past few months. The agents are calling it The Great Land Rush The 'doomsday experts' may be waiting a very long time for the 20-40% drop in property prices theyve been predicting since March. Mortgagors who deferred interest payments have already started switching back to paying interest, and economic conditions in COVID-safe states are better than expected. Additionally, vacancy rates across capital cities are not blowing out (in fact many cities are seeing shrinking supply of rentals) suggesting that the oversupply of houses that the doomsday experts have been predicting is not the foregone conclusion that the perennial property haters would like us all to believe. This is another win for the property market. Read more from the State Revenue Office: https://www.sro.vic.gov.au/homebuilder-grant-guidelines... "Three month extension for construction commencement in Victoria. In light of the introduction of Stage 4 restrictions in metropolitan Melbourne (effective from 2 August 2020) and Stage 3 restrictions in regional Victoria (effective from 5 August 2020), the Commissioner of State Revenue will exercise his discretion under the National Partnership Agreement to provide a blanket extension of 3 months to the construction commencement requirement for the HomeBuilder Grant. This means that all applicants for the HomeBuilder Grant in Victoria have 6 months from the signing of the eligible HomeBuilder contract, to commence construction. The Commissioner does not have discretion to grant any extensions beyond this additional 3 month extension."
