04.01.2022 Good morning everyone, I thought I share my experience which I am currently having with some settlements which requires government involvement. Clients that have purchased unregistered or untitled land or off the plan properties last years or early this year are now at a stage to settle. Most big developers are pushing for registration now to avoid market crush and want the land to settle ASAP knowing the current financial difficulties customers are facing. ... Because the government also announced the $25,000 building grant, the developers are now using this incentive against the original purchasers. They are not granting extensions without penalties, their big firm solicitors are charging unfair fees and rebooking fees for any small changes and now they are issuing Recession Notice to end the contract, forfeit original buyers deposit and sell the land more expensive to new buyers because of the $25,000 government grant. The state of Victoria is under lock down, people are not allowed to travel anywhere beside for few essential services, banks branches are open only few hours a day with massive queues, the banks hotlines takes over an hour to get through. There has been many policies changes recently in the housing industry due to COVID-19 but this matter needs to be addressed by the governments urgently. We find it ridiculous and unfair for rich developers some of them foreign owned to take hard working Australians life savings from them by finding loopholes. The Andrew state Government is a pro building industry government and failed to protect the ordinary working class first home buyers. Property purchasers deserve protection the same as property Tenants. All attention has been given to rental market but nothing to purchaser. In my opinion, No one should be legally allowed issuing Recession Notices given the current situations and restrictions. Please share this post with your friends and family and we suggest people start contacting the consumer affair to review the policy and must stop wealthy developers to abuse their powers.
