23.01.2022 + News Yesterday the Reserve Bank of Australia announced their decision to reduce the official cash rate to 0.10% from the already historically low rate of 0.25%. This action was taken with the intention to support job creation and the recovery of the Australian economy caused by the global pandemic. In Australia, economic recovery is expected to be under way and positive GDP growth achieved in the September quarter, despite the lengthy and tight restrictions in Victoria.... The Board is not expecting to increase the cash rate for at least three years, and they have explicitly stated they are prepared to do more if necessary. Australia continues to remain in a strong position for recovery.

22.01.2022 It is no surprise given the global pandemic and economic hardship our nation is currently facing that the RBA has made the decision to hold the cash rate. Victoria entering a State of Disaster and implementing further restrictions indicates the effects of the pandemic on our economy are far from over. The RBA slashed the rate in March to a historically record low of 0.25% as an emergency action in response to the pandemic. They have communicated that they will hold the ra...te at 0.25% until progress and recovery is being made towards full employment. The RBA will continue to be proactive in keeping funding costs low in Australia and credit available to households and businesses. The board has outlined that they are committed and will do what is necessary to assist in supporting jobs, incomes, and businesses during this challenging and uncertain period. The extend of downward pressure on our economy is still unknown, yet Australia remains well positioned for a full recovery.

With increased time being spent at home, Victorians are devoting significantly more effort to searching for property online. Buyer search enquiries have increased across both realestate.com.au and domain.con.au. This indicates that ... Victorians remain highly engaged in real estate, and that there are many active buyers in the marketplace. In terms of the impact that the pandemic is having on dwelling values, were certainly seeing buyer and seller confidence diminish slightly, as it typically does during periods of uncertainty. Australian house prices recorded their 4th consecutive monthly decline of 0.4% in August. Melbourne experienced the biggest fall throughout the month out of all the capital cities. This highlights the impact that a more predominant viral outbreak has on the real estate industry. It seems the performance of the property market directly correlates with the extent of the Government restrictions in place, which also relate to employment levels, buyer sentiment and economic conditions. We expect property prices to stabilise and improve once restrictions in Melbourne begin to ease. Whats important to note, is the decline in dwelling values have been mild and orderly and in line with the state lockdowns. At this stage, the outlook for the spring selling season in Melbourne remains uncertain, but if stage 4 restrictions are lifted as planned in mid-September we will likely to see an extended season. Here are my top four predictions: 1. Buyers will be active A sharp increase in first-home buyer enquiry on realestate.com.au since the beginning of the year, off the back of government incentives like the 5% deposit scheme, HomeBuilder and record-low interest rates, could be unleashed post-lockdown. 2.
