18.01.2022 Victorian property market holds firm in the face of COVID-19 The latest quarterly median prices released by the REIV show that the property market is still strong. While there has been a small adjustment from the previous quarter, the market is in much better shape than it was in 2019 across all property types. House prices in Melbourne fell by just 3.5% over the June quarter following four quarters of continuous growth. With a medium price of $864,000 houses in Melbourne are... still 6.1% more valuable than they were this time last year. Units in Melbourne have recorded a quarterly medium price of $621,000, just 2.5% lower than the previous quarter had grown by 6.4% over the past 12months. The underlying strength of the Victorian market is evident as prices have stayed firm despite the volume of sale transactions significantly reducing due to the restrictions imposed by the pandemic. 29% fewer properties sold in Victoria for the June2020 quarter when compared to the June 2019 quarter. Property prices in Melbourne are slightly down and I think they will stay at this level until the majority of COVID-19 restrictions are lifted. However, once restrictions are lifted I expect property prices will quickly return to the same historic high levels they were prior to COVID-19. Now is the time to take advantage of the reduced property prices. If you buy a home in Melbourne now you will save over $30,000 compared to the last quarter. 02.01.2022 Saturdays are a great way to find an agent that is right for you. Go to as many open homes that you can and ask the agent a few questions to see what responses they give you. If you are happy for the responses you get then that agent may be the right one for you. Here are a couple of simple questions you could ask. 1. Why are the sellers selling?... 2. What's the lowest price they will take? 3. Will they take a lower price if you let them sell your home? 4. How long has the property been on the market for? If you get any answers from these that you wouldn't like potential buyers getting from your real estate then this agent might not be the one for you. You must feel comfortable with your agent so get to know them and interview them like it is a job. You are paying them a lot of money so make sure you get the right person. It could mean thousands of dollars at the end of the day.
