12.01.2022 This is really cool: a developer recently installed a food waste dispenser for the residents at one of our buildings. This unit turns food scraps into garden fertiliser, which can be used at the gardens on site, or collected by local farmers to use on their crops! When organic food scraps go to landfill, they produce methane (which is a greenhouse gas that’s 20 times worse for global warming than carbon dioxide!). ... Anything we can do to divert scraps from the bins helps the environment (plus composting helps reduce landfill levies!) and we think this is a great solution. #sustainability #composting #residentialwaste #wastemanagement #foodwaste #facilitiesmanagement #buildingmanagement

This is especially true now that we're spending a lot more time in the confines of our own homes due to Covid 19. We consider it to be one of our most crucial roles at Pivot FM: keeping residents happy. How do we do this? 1. 11.01.2022 Knowing that only a small fraction of recycling actually gets recycled in Australia, with the remainder sent to landfill, we are big fans of new initiatives that seek to tackle this issue, especially in residential units where, naturally, lots of waste is generated. This year, the City of Yarra rolled out an innovative programme that aimed to recycle more, by offering residents the opportunity to split out more types of recycling into different brightly coloured bins. This is... a great initiative, and its overall success has moved it out of the pilot stage into being the council's ongoing recycling program. However, we've found that in buildings with thousands of residents, there are always a few tenants that don't do the right thing, continuing to comingle their recycling and creating costly issues for building management. What some tenants don't understand is that the council will refuse to collect recycling that isn't correctly sorted, which leaves management to call in specialist waste removalists, as regular cleaners can't deal with rubbish with unknown biowaste in them. This clean up unfortunately comes at a cost to the OC. It looks like the future of recycling in our councils may move down the City of Yarra's route, so we're currently working on policies to prepare our buildings to deal with the inevitable issue of decontaminating waste. #recyclingprogram #residentialrecycling #wastemanagement #ownerscorporation #stratamanagement #facilitiesmanagement #buildingmanagement

09.01.2022 Does your building have a Long Term Maintenance Plan? A Long Term Maintenance Plan (an LTMP) is a plan agreed to by an owners corporation that sets out a plan for repair, maintenance and replacement of major capital items over the next 10 years. If your building doesn't have an LTMP, here's why you need to care:... 1. A maintenance plan will set out estimated costs of repair or replacement, so owners can plan and pool funds. There's nothing worse than a part of your shared residential space falling apart, and there being a need for urgent, unplanned maintenance expenditure. 2. Units in buildings with no LTMP are at risk of the sale falling through when a buyer is found. Conveyance lawyers will make sure their client's intended purchase has a solid maintenance plan and maintenance funds ready to go when needed. 3. Attending to maintenance swiftly saves money: fixes and repairs won't be delayed if the funds are readily available when issues arise. Certain types of maintenance, such as repainting, cost more ultimately, if left unattended over time. 08.01.2022 We're halfway through October, and it would be remiss of us not to mention it's National Safe Work Month! This year, it's all about keeping everyone physically and mentally safe during the Covid 19 pandemic. Occupational health and safety is key to what we do at Pivot FM. We were able to roll out our Covid 19 Response Plans quickly in all of our managed properties, and continuously and proactively train our staff in Covid protocols. 08.01.2022 It's a hard day in the office today says Milo. Lucky for the sunshine streaming through!

08.01.2022 Speaking of holidays, sunshine and pools! ... The Victorian Department of Health and Human Services recently reclassified apartment complex pools into the same category as public aquatic centres. This change has some fairly pricey implications for owners corporations, as public aquatic centres have a higher level of regulatory compliance expected of them. Our OCs have had to pool (excuse the pun!) together tens of thousands of dollars in funds to update equipment in orde...r to meet the new requirements. This includes installing testing machines which test the balance of PH and chlorine in the water. We've also arranged the installation of automatic dosing machines, which top up the levels of they are slightly out of balance. PH levels also need to be checked every four hours each day, with the first test in the day being a manual test (after which the testing machine can conduct the test and send data to the building manager). If the PH levels are largely out of balance, then pool facilities need to shut down. Which for many of us means a bit of time off work, more time in the sunshine, and... the kids at home from school There is definitely more of a hum of activity around the common areas of our buildings during the holidays - and we actually adjust the way we manage our buildings when school is out! With more kids at the swimming pools, running and skating around the building, we put more of a spotlight on spotting risky behaviour.
